The Legal & Land Purchase Due Diligence Manager will be responsible for conducting comprehensive legal due diligence for land acquisition, ensuring explicit and marketable title, regulatory compliance, and risk mitigation for real estate development projects. The role requires strong expertise in property laws, land records, and liaison with government authorities.

Key Responsibilities:
1. Land Due Diligence
Conduct end-to-end legal due diligence of land parcels including title verification (30–40 years chain).
Examine land records such as RTC, pahani, mutation extracts, survey records, and encumbrance certificates.
Identify legal risks, encumbrances, easements, and litigations associated with properties.
Verify land classification, zoning regulations, and conversion status (agricultural to non-agricultural).
2. Title & Documentation
Review and vet title deeds, sale deeds, joint development agreements (JDAs), and power of attorney documents.




Prepare title search reports and legal opinions.
Ensure compliance with RERA, land revenue laws, and local regulations.
3. Land Acquisition Support
Assist in structuring land acquisition transactions.
Coordinate with landowners, brokers, and internal stakeholders.
Support negotiations from a legal standpoint.
Required Qualifications:
LLB / LLM from a recognized university.
7–12 years of experience in real estate legal due diligence, preferably with developers or law firms.
Strong knowledge of Karnataka land laws, registration processes, and property documentation.
Preferred Experience:
Experience in large-scale residential or commercial real estate projects
Familiarity with joint development models and land aggregation
Prior experience with reputed developers like Sobha or similar organizations
