The Opportunity
This is not a conventional sales role.
This is a business-building role.
You will work directly with the founders to shape how Ulivv grows across markets, builds communities, and creates exceptional rental experiences.
As a Business Development & Community Growth Lead, you will be the face of Ulivv in the market-driving property acquisitions, building strategic partnerships, understanding customer behaviour, and creating thriving resident communities.
You will work at the intersection of Growth, Operations, Customer Experience, and Market Intelligence, helping shape both our expansion strategy and resident experience.
Every conversation you have, every property you onboard, and every community you nurture will directly contribute to Ulivv's growth journey.

What You'll Be Responsible For
Drive Market Expansion
* Identify, evaluate, and onboard high-potential PGs, co-living spaces, and rental properties onto the Ulivv platform.
* Build and maintain strong relationships with property owners, operators, and key stakeholders.
* Lead commercial discussions, negotiate partnerships, and close acquisition opportunities.
* Establish Ulivv as the preferred growth partner for property owners in your assigned markets.
Accelerate Occupancy & Revenue Growth
* Develop strategies to maximize occupancy across listed properties.
* Collaborate with property owners to improve listing performance, pricing effectiveness, and resident acquisition.
* Monitor inventory movement and proactively identify growth opportunities.
* Drive measurable business outcomes through data-backed decision-making and execution excellence.
Become the Voice of the Resident
* Engage deeply with tenants to understand their needs, aspirations, and challenges.
* Gather actionable insights that improve customer experience, retention, and satisfaction.
* Champion resident feedback across product, operations, and leadership teams.
* Build lasting relationships that convert residents into advocates for the Ulivv community.
Build Communities, Not Just Occupancies
* Design and execute resident engagement initiatives that foster connection and belonging.
* Create experiences that strengthen community participation and enhance resident satisfaction.
* Develop micro-communities that increase retention and improve overall living experiences.
* Help transform properties into vibrant communities where residents genuinely want to stay.
Deliver Market Intelligence
* Continuously monitor rental trends, competitor strategies, pricing benchmarks, and customer preferences.
* Conduct locality mapping and identify emerging opportunities across target markets.
* Maintain structured occupancy, acquisition, and performance dashboards.
* Provide strategic insights that influence expansion, product, and operational decisions.

You are someone who naturally builds trust.
You can walk into a property, earn an owner's confidence within minutes, and create partnerships that last for years.
You enjoy being in the field, meeting people, understanding markets, and solving problems that don't come with predefined solutions.
You combine commercial acumen with emotional intelligence.
You are equally comfortable negotiating a business deal,
analyzing occupancy data, and understanding what makes residents feel at home.

You don't wait for instructions - you identify opportunities, make decisions, and drive results.

What We're Looking For
* 2-5 years of experience in Business Development, Sales, Real Estate, Community Management, Growth, Operations, or Startup Ecosystems.
* Proven track record of achieving acquisition, growth, or revenue targets.
* Exceptional communication, relationship-building, and negotiation skills.
* Strong analytical mindset with the ability to interpret market and performance data.
* High levels of ownership, accountability, and execution excellence.
* Ability to thrive in energetic, fast-moving, and evolving environments.

* Experience in PropTech, Co-Living, Student Housing, Hospitality, Rental Platforms, or Real Estate.
* Deep familiarity with the Noida/NCR rental ecosystem.
* Experience building or managing communities, both online and offline.
* Startup experience where you have worked closely with founders or leadership teams.
* Demonstrated success in scaling partnerships, operations, or customer engagement initiatives.
