Job Summary

Winsome Group is looking for an experienced and well connected Land Acquisition Manager for its Pune operations. The candidate will be responsible for identifying suitable land parcels, developing strong broker and landowner networks, verifying land related documents, and supporting the company in building a strategic land bank for upcoming real estate projects.

This role requires strong local market knowledge of Pune, practical exposure to land sourcing, understanding of legal documentation, and the ability to coordinate with brokers, consultants, landowners, legal teams, and internal leadership.

Key Responsibilities

1. Identify and source strategic land parcels across Pune and nearby growth corridors for future real estate development.
2. Build and maintain a strong network of brokers, land aggregators, consultants, landowners, and local market sources.
3. Study Pune locality trends, upcoming infrastructure, zoning possibilities, development potential, and micro market opportunities.
4. Conduct preliminary land due diligence including review of title documents, ownership records, revenue records, 7/12 extracts, encumbrance details, and other relevant land documents.
5. Coordinate with legal teams for detailed document verification, title clearance, and risk assessment.
6. Support feasibility analysis by collecting land details, location information, access details, development potential, and basic market inputs.
7. Assist in negotiation with landowners and brokers for land purchase, joint development, or other suitable acquisition structures.

Maintain a structured land bank database with location details, ownership information, pricing expectations, legal status, and development potential.
9. Coordinate with local authorities, consultants, and internal teams wherever required for land related information and documentation.
10. Ensure all land sourcing and acquisition activities are carried out with accuracy, confidentiality, and professional discipline.

These responsibilities are aligned with the role’s need for land sourcing, feasibility understanding, due diligence, deal structuring, and statutory coordination.

Desired Candidate Profile

The ideal candidate should have solid on ground real estate experience in Pune and a practical understanding of land acquisition.

Required profile:

1. Minimum 5 years of relevant experience in land acquisition, land sourcing, business development, real estate, or related functions.
2. Strong broker network and local connections in Pune real estate market.
3. Good understanding of Pune localities, land availability, pricing, and future development zones.
4. Experience in land legal document verification and coordination with legal consultants.
5.



Ability to identify suitable land parcels for residential or mixed use real estate projects.
6. Strong negotiation, communication, follow up, and relationship management skills.
7. Knowledge of land records, revenue documents, title documents, and local approval processes.
8. Candidates from real estate, construction, infrastructure, legal, or land consultancy background will be preferred.

Relevant qualifications may include real estate management, civil engineering, law, business administration, or similar fields. The role also requires local market knowledge, strong networks, and understanding of land regulations and records.
