Job Description – Purchase Manager (Real Estate & Construction)

Job Summary

The Purchase Manager is responsible for managing the complete procurement cycle for real estate and construction projects. The role involves vendor management, cost optimization, procurement planning, contract negotiations, inventory coordination, and ensuring uninterrupted availability of construction materials and services while maintaining company quality standards and budgets.

Key ResponsibilitiesProcurement & Purchasing

- Develop and implement procurement strategies for ongoing and upcoming projects.
- Source construction materials, machinery, equipment, and services from reliable vendors.
- Prepare and process Purchase Requisitions (PR), Requests for Quotation (RFQ), Purchase Orders (PO), and Work Orders.
- Ensure timely procurement of materials to avoid project delays.
- Coordinate procurement schedules with project execution timelines.

Vendor Management

- Identify, evaluate, and onboard new suppliers and contractors.
- Build long-term relationships with vendors and service providers.
- Conduct periodic vendor performance evaluations.
- Maintain an updated vendor database.

Cost Control & Negotiation

- Negotiate pricing, payment terms, delivery schedules, and contracts.
- Achieve cost savings without compromising on quality.
- Compare quotations and prepare comparative statements for management approval.
- Monitor market trends and fluctuations in construction material prices.

Inventory & Store Coordination

- Coordinate with the Store Department regarding material availability and stock levels.
- Ensure optimum inventory levels and minimize excess stock.
- Monitor material consumption and reorder requirements.

Project Coordination

- Work closely with Project Managers, Site Engineers, Architects, Quantity Surveyors, and the Accounts Department.
- Ensure procurement aligns with project budgets and construction schedules.
- Resolve supply chain issues affecting project execution.





Documentation & Compliance

- Maintain procurement records, purchase orders, agreements, invoices, and delivery documents.
- Ensure compliance with company procurement policies and statutory requirements.
- Prepare procurement reports, MIS reports, and monthly purchase summaries.

Quality Assurance

- Ensure purchased materials meet approved specifications and quality standards.
- Coordinate with Quality Control teams for inspections and material approvals.
- Address quality-related issues with suppliers.

Team Management

- Lead and mentor the purchase team.
- Allocate procurement responsibilities and monitor team performance.
- Drive continuous process improvement within the procurement function.

Required Qualifications

- Bachelor's Degree in Commerce, Business Administration, Civil Engineering, or Supply Chain Management.
- MBA or Diploma in Supply Chain Management is preferred.

Experience

- 5–10 years of procurement experience in the real estate or construction industry.
- Strong understanding of construction materials, vendor management, and procurement processes.

Technical Skills

- Excellent negotiation and vendor management skills.
- Knowledge of construction materials and procurement practices.
- Robust proficiency in Microsoft Excel, ERP software, and procurement systems.
- Ability to prepare comparative statements, purchase orders, and procurement reports.

Pay: From ₹50,000.00 per month
