Job Overview

We are seeking an experienced Real Estate Manager – Business Development & Land Acquisition to lead land sourcing, acquisition, due diligence, government liaison, and project development activities. This role requires strong expertise in identifying land parcels, negotiating deals, handling legal and revenue records, and managing end-to-end execution of real estate and infrastructure projects.

Key Responsibilities

Land Acquisition & Business Development

- Identify and evaluate land parcels suitable for industrial, commercial, and real estate development.
- Conduct site visits and coordinate with landowners, brokers, farmers, and intermediaries.
- Negotiate land acquisition deals, pricing, and commercial terms.
- Explore and structure Joint Ventures (JV), Development Agreements, and partnerships.
- Build and maintain strong networks with brokers, consultants, and local stakeholders.
- Assess land feasibility, development potential, and investment viability.

Due Diligence & Legal Documentation

- Conduct preliminary title verification and prepare title reports.
- Review land records including Khatian, Parcha, Mutation, RS/LR records, and revenue documents.
- Coordinate with legal experts for detailed due diligence and risk assessment.
- Draft and finalize agreements such as Sale Deed, Power of Attorney, Lease Deeds, Development Agreements, and JV contracts.
- Ensure smooth execution and registration of all land-related transactions.

Government Liaison & Compliance

- Liaise with BLRO, Land Revenue Offices, Registrars, Municipal Authorities, Panchayats,



and other government departments.
- Manage mutation, land conversion, registration, and other statutory approvals.
- Ensure compliance with applicable land laws and regulatory requirements.
- Maintain strong relationships with government officials to facilitate smooth approvals.

Project Development & Execution

- Coordinate land development activities including roads, drainage, utilities, and infrastructure planning.
- Appoint and manage contractors, consultants, and vendors.
- Monitor project timelines, budgets, quality, and execution progress.
- Support plotting, subdivision, and preparation of land for sale or development.

Required Qualifications

- Bachelor’s Degree in any field (Law, Civil Engineering, Business Administration, Real Estate, or related field Preferred)
- Additional qualification in Property Law or Real Estate Management preferred.

Experience

- Minimum 15 years of experience in Land Acquisition, Real Estate Development, EPC, Infrastructure, or Construction.
- Strong hands-on experience in land sourcing, title verification, and government approvals.

Required Skills

- Solid knowledge of land acquisition laws and revenue records.
- Expertise in Khatian, Mutation, RS/LR, and land registration processes.
- Experience in legal documentation and contract drafting.
- Strong liaising and negotiation skills with government authorities.
- Ability to manage multiple projects, vendors, and stakeholders.
- Excellent communication, analytical, and problem-solving skills.
- Proficiency in MS Office and documentation processes.
