Job Description for Sr. Manager Development

To assist in land / real estate acquisition and development approvals for greenfield development of resorts across India, by managing and coordinating various aspects as detailed below:

Site Identification and Evaluation

- Identification of potential land parcels by sourcing leads across targeted destinations.
- Verification of land ownership as per mutation records
- Site visits and collection of technical data, verify building norms to assess the buildability and conversion of land for resort use.
- Preparing site assessment reports and information dockets for review by the management

Preparation of Site Appraisals & MIS

- Preparing site assessment and development / resort feasibility reports for review by the management
- Updating MIS for Land Bank, deal tracker, targeted destinations, destination assessments on periodic basis.

Pre-Acquisition aspects

- Coordination for technical and legal due diligence of land




- Manage geo-technical surveys of the lands (both private and by Govt) to identify extent of land, boundaries, contours and developability.
- Assist in negotiations and transaction closure.
- Assist in documentation for completing the acquisition.
- Preparation of checklists and schedules for acquisition and conversion of land.

Post-Acquisition Aspects

- Securing the site and resolving local issues
- Getting the revenue records updated viz. sub-divisions, mutation of land records, etc.

Liaise with external / Govt officials for obtaining requisite development approvals

- Preparation of schedule of approvals including change of land use, NA conversions
- Assist in processing NA conversions and securing related NOCs
- Coordinate with liaison consultants and various departments for approvals required
