Tayal & Co. is looking for a hands-on Facility Maintenance Executive responsible for the day-to-day technical maintenance and upkeep of our office and industrial premises.

This is a hands-on maintenance position, not a supervisory-only role. The selected candidate should be capable of personally inspecting, troubleshooting, repairing, and restoring building equipment and utilities wherever practical, while coordinating specialized external technicians only when required.

The role covers electrical systems, DG sets, HVAC/air-conditioning, plumbing, pumps, civil maintenance, lighting, water systems, and general building infrastructure.

The primary responsibility is straightforward: identify facility problems early, diagnose them correctly, fix them quickly, and keep the building operational.

Key Responsibilities

Electrical Systems & Power Distribution

- Troubleshoot day-to-day electrical faults including MCB/MCCB trips, loose connections, faulty sockets, lighting circuits, switches and distribution issues.
- Inspect and maintain electrical panels, DBs, earthing systems, cabling, breakers and electrical fixtures.
- Identify abnormal heating, overloading, voltage fluctuations and recurring electrical faults.
- Replace minor electrical components and carry out routine electrical repairs safely.
- Monitor electrical load and coordinate shutdowns or major repairs when required.

DG Sets, UPS & Power Backup

- Operate and maintain diesel generators and associated electrical systems.
- Conduct routine checks of engine oil, coolant, batteries, fuel levels, filters and operating parameters.
- Troubleshoot basic DG starting, battery, fuel and electrical issues.
- Monitor AMF/ATS changeover systems and ensure reliable transition between utility and backup power.
- Maintain DG running-hour, fuel-consumption and preventive-maintenance records.
- Coordinate major DG servicing while independently handling routine maintenance.

HVAC & Air-Conditioning

- Carry out first-level diagnosis and maintenance of split ACs, cassette ACs, ventilation and HVAC equipment.
- Identify cooling problems,



drainage blockage, electrical faults, abnormal noise and basic refrigeration-system issues.
- Clean filters, inspect condensate drains and check indoor/outdoor units.
- Coordinate compressor, refrigerant and specialized HVAC repairs when they require external technicians.
- Maintain preventive-maintenance schedules for all AC and ventilation equipment.

Plumbing & Water Systems

- Personally attend to routine plumbing problems including leakages, blocked drains, taps, valves, flush systems and pipelines.
- Inspect and maintain water pumps, motors, tanks, float systems and associated controls.
- Diagnose basic pump and motor faults and arrange specialized repairs where required.
- Monitor water supply and drainage systems to prevent recurring failures.

Civil & Building Maintenance

- Attend to routine building defects including seepage, damaged plaster, tiles, doors, locks, ceilings and minor masonry issues.
- Identify sources of water leakage, dampness and structural deterioration.
- Perform minor repairs directly where practical and supervise external contractors for larger civil works.
- Inspect roofs, drainage points and exposed areas before and during monsoon periods.

Preventive Maintenance

- Maintain a preventive-maintenance calendar for DG sets, electrical panels, HVAC equipment, pumps, motors and building utilities.
- Conduct scheduled inspections instead of waiting for equipment failure.
- Maintain equipment-wise service history and breakdown records.
- Identify recurring failures and recommend permanent corrective actions.
- Maintain essential maintenance spares such as electrical components, plumbing fittings, lamps, filters and consumables.

Breakdown & Emergency Response





- Act as the first technical responder for building and utility breakdowns.
- Diagnose whether a problem is electrical, mechanical, HVAC, plumbing or civil before calling external support.
- Carry out immediate repairs wherever technically and safely possible.
- Coordinate external technicians for specialized work and verify the work before closure.
- Escalate major safety or infrastructure risks immediately.

Contractor & AMC Coordination

- Coordinate with external electricians, HVAC technicians, plumbers, DG service providers and civil contractors when specialized intervention is required.
- Explain faults technically and verify whether the proposed repair is actually required.
- Check completed work before approving closure.
- Maintain AMC schedules, service reports, warranties and equipment records.

Technical Skills Required

The candidate should have practical working knowledge of several of the following:

- LT electrical distribution and DBs
- MCB/MCCB and electrical protection
- Single-phase and three-phase electrical systems
- DG sets and AMF/ATS panels
- Motors and water pumps
- UPS and power backup systems
- Earthing and basic electrical safety
- Split/cassette AC and HVAC maintenance
- Plumbing and drainage systems
- Building lighting and electrical fixtures
- Basic civil and carpentry repairs
- Preventive maintenance
- Basic use of multimeter, clamp meter and electrical testing tools

Qualifications & Experience

- ITI / Diploma in Electrical, Mechanical, Refrigeration & Air Conditioning, or related technical trade preferred.
- Approximately 3+ years of hands-on facility/building maintenance experience.
- Experience maintaining offices, factories, industrial buildings, hospitals, hotels, commercial buildings or similar facilities preferred.
- Practical electrical maintenance experience will be strongly preferred.
- Basic computer knowledge for maintaining maintenance records and service schedules.
- Valid electrical competency/license, where applicable, will be an advantage.
