Position: Business Development Executive

Location: Udyog Vihar, Gurgaon

Working Days: Monday to Friday

1. Lead Generation & Pipeline Building

- Execute daily high-volume outbound activity (40-50 personalised LinkedIn messages, 30-40 cold calls, 15-20 broker touches).
- Source qualified leads via brokers, aggregators (CoFynd, Qdesq, MyHQ) corporate HRs/founders, CA firms, incubators and Delhi-NCR startup ecosystems.
- Build and nurture a personal broker network; create & maintain “Broker Only” WhatsApp group, host walkthroughs and send weekly inventory updates.

2. Broker & Partner Ecosystem Management

- Own relationships with 50+ commercial brokers; deliver brochures, virtual tours and commission clarity.
- Develop strategic partnerships with complementary players (recruitment firms, event organisers, coworking aggregators).
- Flag potential new expansion locations from broker conversations and forward warm leads to Company.

3. Outbound Corporate Outreach & Qualification





- Identify and engage scaling companies (startups, SMEs) via LinkedIn Sales Navigator, cold email and calls.
- Use a standardised qualification scorecard (budget, team size, timeline, decisionmaker) on every lead.

4. Lead Documentation, CRM & Handoff

- Log every activity, call note and lead detail in Zoho CRM within 2 hours.
- Hand off every qualified lead to the Closing Team the same day with complete brief (Google Sheet + CRM tag “BD-Sourced”).
- Provide 48-hour light follow-up support on handed-off leads to maintain momentum (no closing responsibility).

5. Market Intelligence & Competitive Tracking

- Monitor competitor pricing, occupancy trends, current openings and demand signals in the micro-market daily.
- Deliver monthly reports to founder: hot sectors, pricing feedback, upcoming supply.
- Contribute to pricing and package decisions based on real-time market pulse.
