Job Description:

Key Responsibilities:
- Title Due Diligence & Property Documentation:
- Conduct legal due diligence of properties for housing and mortgage loan proposals.
- Examine and review title documents such as sale deeds, gift deeds, lease deeds, and development agreements.
- Draft and vet Title Search Reports and Title Clearance Notes for loan approvals.
- Coordinate with empanelled advocates for title verification reports and legal opinions.
- Drafting & Vetting of Documents:
- Draft, review, and vet standard loan documents, MOU, indemnity bonds, NDAs, and real estate-related agreements.
- Ensure enforceability of loan and security documents in line with applicable laws.
- Support business team in document execution and stamp duty compliance.
- Legal Advisory:
- Provide timely legal advice to internal stakeholders including credit, sales,



and operations teams on loan structuring and documentation.
- Identify legal risks and suggest mitigation strategies for non-litigation matters.
- Assist in interpretation and implementation of changes in real estate and lending laws.
- Compliance & Audit:
- Ensure legal compliance with RERA, Stamp Acts, Transfer of Property Act, Indian Contract Act, and other applicable local laws.
- Support internal audits by ensuring proper legal documentation and record keeping.
- Coordination & Reporting:
- Coordinate with external legal counsel, law firms, and empanelled advocates.
- Maintain trackers and MIS for legal reports, opinions, and documentation.
- Support other legal team members in project-based assignments as required.
