Role & responsibilities
Conduct Full Title Searches including deeds, mortgages, liens, judgments, assessments, easements, tax status, and prior ownership history.
Retrieve and review documents from paid search tools and county databases.
Validate legal descriptions and verify property boundaries and ownership continuity.
Identify title defects, breaks in chain, discrepancies, or missing recordings.
Prepare comprehensive Title Search Reports with accurate findings and references.
Coordinate with title examiners and processors to clarify search results when required.
Ensure compliance with internal quality standards and SLA timelines.
Maintain updated records of county processes and document requirements.
Handle volume-based tasks efficiently while ensuring accuracy.
Preferred candidate profile
Minimum 3+ years of experience in U.S.
Title
Search processes.
Hands-on experience performing Full Search / 30-year / 60-year.
Experience working with paid title search portals and subscription-based document retrieval tools.
Ability to work with diverse county websites across all U.S. states
Ability to interpret deeds, mortgages, liens, judgments, easements, tax information, and legal descriptions.
Technical Skills
Proficiency in using paid search platforms such as DataTree, DataTrace, TitlePoint, NetROnline, CourthouseDirect, and county recorder portals.
Robust understanding of property chain-of-title documentation.
Familiarity with tax portals, property appraiser sites, and FL county recording systems.
