HVAC Technician – Facility Management Project Roles &

Responsibilities Operate, maintain, and troubleshoot HVAC systems in commercial/residential facility projects. Perform preventive and breakdown maintenance of AHUs, FCUs, VRF/VRV systems, split ACs, package units, chillers, cooling towers, and ventilation systems . Monitor HVAC equipment performance and ensure proper functioning of temperature, pressure, airflow, and other operating parameters.

Attend and resolve HVAC breakdown complaints and maintenance requests within the required time. Conduct regular inspections and preventive maintenance as per the scheduled maintenance plan. Check refrigerant levels, identify refrigerant leakage, and carry out gas charging when required.

Troubleshoot HVAC-related electrical, mechanical, refrigeration, and control system issues. Coordinate with the Facility Manager, Engineers, and other technicians for smooth facility operations. Maintain HVAC equipment logbooks, daily checklists, breakdown reports, and preventive maintenance records.

Ensure proper operation and maintenance of ventilation and exhaust systems. Maintain HVAC tools, spare parts, and equipment in positive working condition.



Follow all safety procedures, work permits, and PPE requirements while carrying out maintenance activities.

Support energy conservation initiatives and ensure productive operation of HVAC systems. Respond to tenant/occupant complaints related to temperature, cooling, and ventilation issues. Coordinate with external vendors and service contractors during major maintenance and repair activities.

Perform any other duties assigned by the Facility Manager or Engineering Supervisor.

Requirements igned by the Facility Manager or Engineering Supervisor. ITI / Diploma in Refrigeration & Air Conditioning / HVAC / Mechanical or a related trade.

Experience in facility management, commercial buildings, malls, hotels, hospitals, or residential projects . Hands-on experience in HVAC maintenance and troubleshooting. Knowledge of AHU, FCU, VRF/VRV, chillers, cooling towers, ventilation systems, and BMS will be an added advantage. Positive troubleshooting and problem-solving skills. Willingness to work in shifts, if required.
