Job Summary

We are looking for an experienced Facility Manager to oversee the complete operations and maintenance of a premium residential apartment in Perumbakkam. The candidate should have strong technical knowledge, excellent leadership skills, and experience in managing apartment facilities, vendors, and resident relationships.

Key Responsibilities

- Manage day-to-day facility operations of the residential apartment.
- Ensure smooth operation of:
- STP & WTP
- DG Sets
- Transformers & HT/LT Panels
- Lifts
- Hydro Pneumatic Systems
- Fire Fighting & Fire Alarm Systems
- Plumbing & Electrical Systems

- Supervise Security, Housekeeping, Gardening, and Technical teams.
- Plan and execute preventive & breakdown maintenance.
- Coordinate with AMC vendors and monitor SLA compliance.
- Attend Association Committee meetings and resolve resident complaints professionally.
- Monitor utility consumption and implement electricity & water cost-saving initiatives.
- Prepare daily, weekly, and monthly MIS reports.
- Ensure statutory compliance, fire safety, pollution control, and lift certifications.
- Monitor budgets, vendor bills, inventory, and operational expenses.
- Handle emergencies and ensure uninterrupted facility operations.

Desired Candidate Profile

- Bachelor's Degree/Diploma in Mechanical, Electrical, Civil Engineering or equivalent.




- 5+ years of experience in Residential Apartment Facility Management.
- Strong knowledge of MEP systems, STP, WTP, DG, Fire Safety, and Building Maintenance.
- Experience in managing manpower and vendors.
- Valuable communication and leadership skills.
- Proficient in MS Excel, Word, and report preparation.
- Ability to interact confidently with Resident Welfare Associations (RWA/AOA).
