Role Objective
To manage the electrical, lighting, and low-voltage (ELV) design and coordination for luxury interior fit-outs (Clubhouses, Sales Galleries, Show Flats, and Banquets). This role requires a specialist who can balance complex technical requirements (like lighting automation and AV systems) with the aesthetic demands of high-end interior architecture.
Key Responsibilities
1. Design & Technical Coordination
- Lighting & Automation: Design and review sophisticated lighting layouts, including DALI/KNX automation systems, ensuring lux levels meet functional needs without compromising the ID aesthetic.
- ELV & ICT Systems: Plan and coordinate high-end ELV services including IT Passive networks, CCTV placement, Access Control, and Fire Alarm & Detection in compliance with NBC.
- Audio-Video (AV) Integration: Coordinate specialized AV systems for banquets, boardrooms, and amenities, ensuring seamless hardware integration within interior finishes.
- Power Distribution: Manage load scheduling, SLD updates, and cable routing (conduiting/trunking) that must adapt to frequent changes in interior partitions and ceiling designs.
- Drawings Management: Review and update Electrical/ELV coordination drawings in real-time to prevent clashes with HVAC ducts or structural elements as ID layouts evolve.
2. Fit-out Management & Site Readiness
- Retail/Residential Interface: Manage the electrical fit-out process for retail brands or luxury units, ensuring all tenant power requirements align with the base-building capacity.
- Technical Approvals:
Review and validate third-party/tenant electrical and AV drawings; provide feedback and final design conclusions to the ID team.
- Site Synergy: Ensure "service readiness" by coordinating with architects and the finishes team to finalize switch plate locations, floor boxes, and concealed wiring paths before final cladding.
3. Execution Oversight & Handover
- Quality Audit: Monitor onsite electrical and ELV execution to ensure strict adherence to approved SLDs and circuiting plans.
- Snagging & Transitions: Lead the MEP snagging and de-snagging process for electrical and ELV systems, ensuring high-end finishes (like light fixtures and automation panels) are installed to Lodha standards for handover to HPM.
Candidate Profile
- Qualification: BE / B.Tech in Electrical or Electronics Engineering.
- Experience: 812 years of experience in Electrical & ELV design and coordination.
- Industry Background: Must have worked with reputed PMCs, International Design Firms, or Tier-1 Real Estate Developers. Experience in Luxury Hospitality, High-end Retail, or Premium Residential interiors is mandatory.
- Technical Proficiency: Expertise in AutoCAD is mandatory.
- Working knowledge of BIM/Revit and lighting software (e.g., DIALux) is a significant advantage.
- Robust understanding of IS codes, NEC, and NBC standards.
- Soft Skills: High adaptability to rapid design changes, a "design-first" engineering mindset, and the ability to coordinate across multiple stakeholders (ID, MEP, and IT).
