Role Purpose

To prepare accurate cost estimates and monitor project costs across interior fit-out and finishing works, ensuring reliable costing at the bid stage and effective cost control during execution, so that projects remain within budget and margins are protected.

Key Responsibilities

- Study architectural, interior and MEP drawings, specifications and BOQs to understand project scope for finishing works.
- Prepare detailed quantity take-offs and cost estimates for civil, carpentry, flooring, false ceiling, painting, glazing, furniture and other finishing items.
- Obtain, evaluate and compare vendor/subcontractor quotations, and build these into cost estimates and rate analysis.
- Prepare BOQs and cost estimates for tenders, client proposals and internal project budgets.
- Track actual project costs against budgeted estimates during execution and flag variances/cost overruns to the project team.
- Prepare and update cost sheets, cash flow projections and cost-to-complete reports for ongoing projects.
- Support change-order costing by estimating the cost impact of scope changes and variations during execution.
- Coordinate with design, procurement, planning and site teams to validate scope, specifications and material/labour costs.
- Maintain and regularly update a rate database for materials,



finishes and labour based on current market rates.
- Identify value-engineering opportunities to optimise costs without compromising design intent or quality.
- Maintain organised records of estimates, cost trackers and revisions for audit, MIS and future reference.

Required Skills

- Strong understanding of BOQ preparation, quantity take-off, rate analysis and cost control for interior finishing works.
- Proficiency in MS Excel; working knowledge of AutoCAD for drawing reference and measurement is preferred.
- Ability to read and interpret architectural, interior and MEP drawings for costing purposes.
- Good numerical and analytical ability with strong attention to detail.
- Ability to manage multiple estimates and project cost trackers simultaneously within tight timelines.
- Sound negotiation skills for vendor rate discussions.
