Real Estate Transaction Coordinator / Title Closing Specialist - Remote
We are seeking a highly experienced Real Estate Transaction Coordinator or Title Closing Specialist to manage and execute transactions from contract negotiation through closing. This is an execution-focused role requiring hands-on experience with foreclosures, distressed properties, bankruptcy-related transactions, short sales, title defects, liens, judgments, and other complicated closing matters. Direct U.S. distressed-property transaction experience required.
Key Responsibilities:
- Manage U.S. real estate transactions from contract negotiation through closing, maintaining ownership of all requirements and outstanding items.
- Coordinate distressed-property acquisitions, foreclosures, short sales, bankruptcy-related transactions, and other complex closings.
- Work closely with U.S.-based real estate attorneys, title companies, title closers, lenders, brokers, investors, buyers, sellers, servicers, and other transaction parties.
- Review title reports, lien searches, payoff statements, foreclosure documents, bankruptcy records, judgments, closing statements, and supporting transaction documents.
- Identify title defects, liens, missing documentation, unresolved claims, filing issues, and other closing obstacles and escalate them promptly.
- Track deadlines, approvals, signatures, outstanding requirements, and closing conditions from contract through completion.
- Coordinate title clearance and follow up with the appropriate parties until all issues are resolved.
- Assist with contract negotiation, amendments, closing documentation, and transaction correspondence.
- Prepare, organize, submit, and track real estate, legal,
court, and government filings through applicable online systems.
- Maintain complete transaction files and provide transparent status reports identifying risks, pending items, responsible parties, and next actions.
- Proactively follow up with all parties and drive each transaction toward closing.
Qualifications:
- Minimum 10+ years of overall real estate experience with at least 3 to 4 years of direct experience handling U.S. real estate transactions.
- Proven experience closing U.S. real estate transactions and coordinating the full closing process.
- Mandatory hands-on experience with foreclosures and distressed-property transactions. Experience limited to routine residential transactions is not sufficient.
- Experience with bankruptcy-related transactions, short sales, title defects, liens, judgments, or other complicated closing matters.
- Experience supporting contract negotiation and transaction execution.
- Strong understanding of U.S. title, closing, and real estate transaction procedures.
- Excellent written and spoken English, strong organization, attention to detail, judgment, and follow-through.
- Ability to manage multiple active transactions and deadlines independently in a fast-paced environment.
- Ability to work remotely and coordinate effectively with a U.S.-based team with sufficient overlap with the U.S. Eastern Time Zone.
This is a strong opportunity for a practical, detail-oriented, and proactive transaction professional to help a growing real estate investment organization execute complicated acquisitions and bring distressed-property transactions to completion. Competitive compensation and professional growth opportunities are available.
Preferred Qualifications:
- Prior experience as a real estate transaction coordinator, title closer, title-company closing specialist, foreclosure transaction specialist, distressed-property coordinator, short-sale specialist, real estate paralegal, or investor-side acquisitions/dispositions coordinator.
- Experience working for a U.S. title company, real estate law firm, foreclosure or bankruptcy law firm, real estate investment company, distressed-property investor, mortgage servicer, lender, escrow company, or settlement company.
- Experience with New York real estate transactions is strongly preferred, although substantial experience in other U.S. jurisdictions will be considered.
- Legal education or paralegal experience is an advantage; however, practical transaction execution and closing experience are the primary requirements.
- Demonstrated ability to identify, track, escalate, and help resolve issues that could prevent a transaction from closing.
Work Arrangement:
- Work from home / fully remote.
- Sufficient working-hour overlap with the U.S. Eastern Time Zone is required.
- Reliable computer, stable internet connection, and professional remote working environment are required.
