Job Summary

We are seeking an experienced Project Manager to lead the planning, execution, monitoring, and successful delivery of large-scale commercial real estate projects. The ideal candidate will have strong expertise in project planning, construction management, cost control, stakeholder management, contracts, procurement, quality, safety, and project handover.

The Project Manager will coordinate multidisciplinary teams including design consultants, contractors, subcontractors, engineers, and client representatives to ensure projects are delivered on time, within budget, and to the required quality standards.

Key Responsibilities

Project Planning & Execution

Lead end-to-end execution of commercial real estate projects.

Develop project execution plans, schedules, and resource plans.

Monitor project progress against scope, schedule, and budget.

Ensure timely completion of project milestones.

Construction Management

Coordinate civil, structural, architectural, MEP, faade, and interior works.

Supervise contractors and subcontractors.

Review construction methodologies and site progress.

Resolve technical and operational issues.

Cost & Commercial Management

Monitor project budgets and cash flow.

Review cost reports and forecasts.

Manage change orders, variation orders, and project claims.

Optimize project costs while maintaining quality.

Planning & Scheduling

Prepare and monitor master project schedules.

Track critical path activities and recovery plans.

Analyze delays and recommend corrective actions.

Coordinate with planning teams using Primavera P6 or MS Project.

Contract Administration

Manage EPC, consultant, vendor, and subcontractor contracts.





Review contractual obligations and compliance.

Support tendering, bid evaluations, and contractor selection.

Handle claims, extensions of time (EOT), and dispute resolution.

Procurement Coordination

Coordinate procurement of major materials and equipment.

Ensure timely delivery of long-lead items.

Review vendor performance and procurement schedules.

Design Coordination

Coordinate with architects, structural engineers, MEP consultants, and specialist consultants.

Review design drawings, shop drawings, RFIs, and technical submittals.

Manage design changes and value engineering initiatives.

Quality Management

Ensure compliance with project specifications and quality standards.

Review inspection reports, NCRs, and corrective actions.

Support quality audits and project closeout documentation.

Health, Safety & Setting

Promote a strong safety culture across the project.

Ensure compliance with statutory HSE requirements.

Review safety performance and incident investigations.

Stakeholder Management

Coordinate with clients, consultants, government authorities, contractors, and internal management.

Conduct project review meetings and prepare executive reports.

Maintain effective communication across all stakeholders.

Risk Management





Identify project risks and develop mitigation strategies.

Maintain and update the project risk register.

Monitor critical project issues and implement recovery plans.

Project Closeout

Oversee testing, commissioning, and final handover.

Ensure completion of punch-list items.

Review as-built documentation and final project reports.

Required Qualifications

Bachelor's degree in Civil Engineering, Construction Management, or a related field.

Master's degree (preferred).

PMP, PRINCE2, or equivalent project management certification is an advantage.

Experience

1018 years of experience in commercial real estate or large construction projects.

Experience managing office buildings, IT parks, malls, hotels, hospitals, airports, or mixed-use developments.

Proven experience handling projects from concept to handover.
