We are seeking a detail-oriented Construction Audit Analyst to join our team performing post and concurrent audits of US-based construction projects.
The role focuses on reviewing prime contractor and subcontractor payment applications, evaluating change orders, and detecting billing anomalies to ensure project spend is accurate, contract-compliant,
and properly supported. The ideal candidate combines strong financial analysis skills with working knowledge of US construction contracts and delivery methods and is comfortable using both Excel and AI-enabled audit tools. Key Responsibilities
Review prime contractor and subcontractor payment applications (e.g., AIA G702/G703 or equivalent) for accuracy, contract compliance, and supporting documentation
Conduct post-audit and concurrent (real-time) reviews of project draws against approved budgets, schedules of values, and contract terms
Analyze change orders for cost reasonableness, scope validity, markup/fee compliance, and proper authorization.
Perform anomaly detection across billing data :identifying duplicate billings, overbilling, retainage errors, unsupported costs, and schedule-of-values manipulation
Verify lien waivers, retainage calculations, stored materials documentation, and compliance with contract payment terms.
Cross-check subcontractor billings against prime contractor pass-through amounts and contract fee structures.
Apply knowledge of different fee arrangements (cost-plus, GMP, fixed fee, fee-on-cost, sliding scale fees) to assess appropriateness of billed amounts.
Evaluate compliance with contract type provisions (lump sum, cost-reimbursable, unit price, GMP, time & material).
Use Excel (advanced formulas, pivot tables, data models) and AI-powered audit tools to analyze large volumes of payment and change order data.
Prepare clear, well-documented audit findings, exception reports, and summary memos for audit managers and clients.
Flag red flags or irregularities for escalation and further investigation.
Maintain organized audit workpapers in line with firm/team documentation standards.
Required
Qualifications
2–4 years of experience in construction auditing, cost/schedule consulting, construction accounting, or related financial analysis roles
Strong understanding of US construction contracts and terminology (AIA, Consensus Docs, or similar standard forms).
Working knowledge of contract types: Lump Sum/Fixed Price, Cost-Plus, GMP (Guaranteed Maximum Price), Unit Price, Time & Material.
Understanding of fee application methods: fee-on cost, fixed fee, sliding-scale fee, general condition vs. general requirements vs. overhead & profit.
Advanced proficiency in Microsoft Excel (VLOOKUP/XLOOKUP, pivot tables, data validation, formula auditing).
Excellent written communication skills for audit documentation and findings reporting
Bachelor's degree in Accounting, Finance, Construction Management, Quantity Surveying, or related field.
