Facility Manager -Roles & Responsibilities

We are looking for an experienced Facility Manager – Technical to oversee the technical operations and maintenance of residential apartment communities while ensuring smooth facility management services.

Key Responsibilities

- Manage the day-to-day technical operations of residential apartment communities.

- Ensure the smooth functioning of all MEP (Mechanical, Electrical & Plumbing) systems.

- Oversee preventive, predictive, and breakdown maintenance activities.

- Supervise technical staff, including Shift Engineers, Technicians, and STP Operators.

- Monitor the operation and maintenance of:
- DG Sets

- HT/LT Electrical Systems

- Transformers

- STP & WTP

- Fire Fighting Systems

- HVAC Systems

- Lifts & Escalators

- Pumps and Plumbing Systems

- Ensure statutory compliance, safety regulations, and client requirements are met.

- Coordinate with vendors and AMC service providers for scheduled maintenance.

- Prepare and maintain maintenance schedules, reports, checklists, and documentation.

- Monitor utility consumption (Electricity, Water, Diesel) and implement cost-saving initiatives.

- Handle technical complaints from residents and ensure timely resolution.





- Conduct regular inspections to maintain asset reliability and operational efficiency.

- Prepare monthly MIS reports, technical reports, and incident reports.

- Support budgeting, procurement, and inventory management for technical materials and spare parts.

- Ensure compliance with EHS (Setting, Health & Safety) standards.

- Coordinate with the Operations Manager and client representatives for smooth service delivery.

- Lead emergency response activities during power failures, equipment breakdowns, or other critical incidents.

Required Skills

- Strong knowledge of MEP Systems.

- Experience in Residential Apartment Facility Management.

- Vendor and AMC Management.

- Team Leadership and Staff Supervision.

- Preventive Maintenance Planning.

- Budget and Cost Control.

- Client Relationship Management.

- Excellent Communication and Problem-Solving Skills.

- Knowledge of Fire & Safety Standards.

- Proficiency in MS Excel, Word, and Outlook.

Qualification

- B.E./B.Tech/Diploma in Electrical or Mechanical Engineering.

- Minimum 3+ years of experience in Residential Apartment Facility Management.

- Experience in handling premium residential communities is preferred.
