Role Description The Technical Facility Manager is responsible for the overall operation, maintenance, and reliability of technical facilities supporting the client's automotive paint shop. The role ensures uninterrupted operation of critical utilities, infrastructure, and building systems while maintaining compliance with safety, environmental, and quality standards. The position requires close coordination with the client, maintenance teams, contractors, and vendors to achieve high equipment availability and operational excellence.

Key Responsibilities

Manage the day-to-day technical operations of the paint shop facilities.

Ensure reliable operation and preventive maintenance of utilities including HVAC, compressed air systems, chilled water systems, cooling towers, boilers, pumps, electrical distribution, DG sets, transformers, and water treatment systems.

Monitor and maintain paint shop environmental conditions such as temperature, humidity, pressure differentials, and air quality.

Develop and implement preventive and predictive maintenance programs.

Lead troubleshooting and root cause analysis for equipment failures to minimize downtime.

Manage facility budgets, maintenance contracts, and vendor performance.

Ensure statutory compliance with local regulations, electrical safety, fire safety, environmental, and occupational health standards.





Maintain documentation including maintenance records, SOPs, risk assessments, and compliance reports.

Monitor utility consumption and implement energy-saving and cost optimization initiatives.

Coordinate shutdown planning and execution with production and engineering teams.

Lead and develop maintenance technicians and service teams.

Conduct audits, inspections, and continuous improvement initiatives.

Support client requirements and ensure compliance with service level agreements (SLAs) and key performance indicators (KPIs).

Required Technical Skills

Solid knowledge of HVAC systems for paint shop environments.

Electrical systems including HT/LT distribution, transformers, switchgear, UPS, and DG sets.

Mechanical utilities including compressors, chillers, boilers, pumps, cooling towers, and water treatment plants.

Building Management System (BMS) and SCADA monitoring.

Fire detection and firefighting systems.

Preventive and predictive maintenance practices.

CMMS (Computerized Maintenance Management System).

Energy management and utility optimization.

Knowledge of ISO 9001, ISO 14001, ISO 45001, TPM, 5S, and Lean Maintenance.

Qualifications

Bachelor's Degree in Mechanical, Electrical, or Electrical & Electronics Engineering.

Additional certifications in Facility Management, Energy Management, or Safety are preferred.

Experience

8–15 years of experience in technical facility management or industrial maintenance.

Minimum 5 years supporting automotive manufacturing facilities.

Experience working in automotive paint shops is highly preferred.

Experience managing client-facing facility management operations and contractors.
