Key Roles & Responsibilities

Cost Estimation & Tendering

- Analyze drawings, specifications, BOQs, and client requirements to prepare accurate project cost estimates.
- Prepare techno-commercial proposals, quotations, tender submissions, and pricing strategies.
- Estimate material, labour, subcontractor, logistics, and overhead costs while ensuring target profitability.

BOQ Preparation & Quantity Surveying

- Prepare and validate BOQs, quantity take-offs, rate analysis, and detailed cost sheets.
- Review architectural and interior drawings for quantity extraction.
- Verify quantities submitted by vendors, contractors, and project teams.
- Monitor quantity variations and scope changes throughout project execution.

Budget Planning & Cost Control

- Prepare project budgets and monitor actual costs against approved budgets.
- Track project expenditure and identify cost overruns and commercial risks.
- Conduct variance analysis and recommend corrective actions.
- Prepare commercial reports and profitability analysis for management.

Billing & Commercial Management

- Prepare client and contractor billing schedules, payment certifications, and commercial documentation.
- Monitor project revenue, billing milestones, and collection status.
- Maintain commercial records, contracts, and project cost documentation.

Vendor Cost Analysis & Procurement Support





- Evaluate vendor quotations and benchmark material and labour costs.
- Support procurement in commercial negotiations and vendor selection.
- Maintain market rate databases and historical costing records.
- Identify procurement cost optimization opportunities through value engineering.

Value Engineering & Profitability Improvement

- Participate in design reviews and commercial feasibility discussions.
- Identify cost-saving opportunities without compromising quality.
- Recommend alternative materials, specifications, or execution methods to improve project profitability.
- Support management in commercial decision-making.

Stakeholder Management & Cross-Functional Coordination

- Coordinate with Design, Projects, Procurement, Finance, Sales, Clients, Consultants, and Vendors.
- Provide commercial support throughout the project lifecycle.
- Resolve costing and commercial-related issues proactively.
- Ensure alignment between project budgets, procurement plans, and execution requirements.

Job Specifications

- Experience: 4+ Years (Mandatory in Commercial Interior Fit-Out Projects)
- Solid knowledge of BOQ Preparation, Cost Estimation, Quantity Surveying, Tendering, and Commercial Costing.
- Proficiency in Microsoft Excel and AutoCAD.
- Experience in budgeting, billing, procurement costing, and value engineering is preferred.
