The Legal Officer shall be responsible for managing all legal matters relating to the Company's real estate projects, including land acquisition, title due diligence, regulatory compliance, contract management, litigation support, documentation, and liaison with government authorities. The role is aimed at safeguarding the Company's legal interests while ensuring compliance with all applicable laws, regulations, and statutory requirements.

1. Land & Property Due Diligence

- Conduct comprehensive legal due diligence of land and property documents.
- Verify ownership, title, encumbrances, easements, mutation records, and revenue records.
- Examine sale deeds, lease deeds, gift deeds, partition deeds, development agreements, power of attorney, and related title documents.
- Identify legal risks associated with land acquisition and recommend appropriate mitigation measures.
- Prepare title search reports and legal opinions.

2. Documentation & Drafting

- Draft, vet, review, and negotiate various legal agreements including:
- Sale Agreements
- Agreement for Sale
- Sale Deeds
- Development Agreements
- Joint Development Agreements (JDA)
- Memorandum of Understanding (MoU)
- Construction Agreements
- Vendor Agreements
- Consultancy Agreements
- Employment Contracts
- Lease & Leave and License Agreements
- Non-Disclosure Agreements (NDA)
- Power of Attorney
- Affidavits and Declarations

- Ensure all legal documentation adequately protects the Company's interests.

3. RERA & Regulatory Compliance

- Ensure compliance with applicable provisions of the Real Estate (Regulation and Development) Act (RERA).
- Coordinate RERA registrations,



amendments, quarterly updates, and project compliance.
- Monitor statutory changes affecting the real estate business and advise management accordingly.

4. Litigation Management

- Coordinate with external advocates, solicitors, and legal consultants.
- Prepare case briefs and legal documentation.
- Attend court proceedings, tribunals, consumer forums, arbitration proceedings, and hearings as required.
- Monitor ongoing litigation and maintain case status reports.
- Assist in dispute resolution and settlement negotiations.

5. Government Liaison

- Liaise with government departments including:
- Registration Department
- Revenue Authorities
- Development Authorities
- Municipal Corporations
- Town Planning Authorities
- RERA Authorities
- Land Records Department
- Sub-Registrar Offices

- Follow up on statutory approvals and legal compliances.

Preferred candidate profile :

Experience

- 3 to 6 years of relevant experience in real estate legal matters.
- Experience in handling land documentation, RERA compliance, title verification, and litigation is preferred.

Knowledge & Skills

- Solid knowledge of property laws and real estate regulations.
- Thorough understanding of RERA and allied laws.
- Expertise in title verification and land due diligence.
- Excellent legal drafting and contract negotiation skills.
- Familiarity with court procedures and dispute resolution.
- Strong analytical, problem-solving, and decision-making abilities.
- Excellent written and verbal communication skills.
- Proficiency in Microsoft Office and legal document management systems.
