Job Summary

The EPC Head will be responsible for the end-to-end planning, execution, monitoring, and successful delivery of residential, commercial, and mixed-use real estate projects. The role includes overseeing engineering, procurement, construction, project planning, budgeting, quality, safety, statutory compliance, contractor management, and timely project handover while ensuring projects are completed within approved cost, quality, and timeline.

Key Responsibilities

Project Planning & Execution

- Lead the complete EPC function from project inception to handover.
- Develop project execution strategies, construction schedules, and resource plans.
- Ensure timely completion of projects within approved budgets.
- Monitor project progress and implement corrective actions where required.
- Coordinate with Design, Architecture, Structural, MEP, Sales, CRM, Finance, and Legal teams.

Engineering & Design Coordination

- Review architectural, structural, and MEP drawings.
- Identify design optimization opportunities for cost and execution efficiency.
- Ensure engineering compliance with applicable codes and standards.
- Resolve technical issues during project execution.

Procurement & Contracts

- Develop procurement strategies for materials, equipment, and subcontractors.
- Finalize vendor selection through techno-commercial evaluation.
- Negotiate contracts and monitor vendor performance.
- Ensure timely procurement to avoid project delays.

Construction Management

- Supervise construction activities across multiple sites.
- Ensure adherence to approved project schedules.
- Monitor productivity,



manpower utilization, and equipment deployment.
- Conduct regular site reviews and progress meetings.

Cost Control & Budget Management

- Prepare project budgets and cash flow forecasts.
- Monitor project costs and control budget variances.
- Approve contractor bills and material reconciliation.
- Identify value engineering and cost-saving opportunities.

Quality Assurance & Safety

- Ensure implementation of Quality Management Systems (QMS).
- Maintain compliance with IS Codes, NBC, and company quality standards.
- Monitor quality inspections, testing, and documentation.
- Ensure implementation of Health, Safety & Setting (HSE) practices.

Statutory Compliance

- Ensure compliance with RERA requirements.
- Coordinate with government authorities and consultants.
- Monitor approvals, NOCs, occupancy certificate (OC), and completion certificate (CC) processes.
- Ensure adherence to labour laws and environmental regulations.

Leadership & Team Management

- Lead project managers, engineers, quantity surveyors, procurement, QA/QC, planning, and site teams.
- Set departmental KPIs and conduct performance reviews.
- Mentor and develop high-performing teams.
- Drive a culture of accountability and continuous improvement.

Stakeholder Management

- Present project updates to senior management.
- Coordinate with consultants, contractors, architects,



and government authorities.
- Support Sales and CRM teams during project milestones and customer commitments.

Key Performance Indicators (KPIs)

- Project completion within schedule.
- Budget adherence and cost optimization.
- Construction quality and defect reduction.
- Contractor performance and productivity.
- Safety performance (Zero Major Accidents).
- Customer handover timelines.
- Procurement efficiency.
- Statutory compliance and audit readiness.

Qualification

- Bachelor's Degree in Civil Engineering (Mandatory).
- Master's Degree in Construction Management / Project Management / MBA is preferred.

Experience

- 18–25 years of experience in real estate construction.
- Minimum 8–10 years in a senior leadership role managing multiple residential and commercial projects.
- Experience with high-rise residential, commercial, and mixed-use developments.
- Experience in EPC, contracting, or reputed real estate developers is preferred.
