Town Planner

Bachelor's or Master's Degree in Urban Planning / Town Planning / Architecture / Regional Planning from a recognized institution.

About the Role

Swan Realty is seeking an experienced Town Planner to join its Development and Strategy team. The candidate will be responsible for planning and optimizing large-scale land parcels (15250 acres and above) for residential, commercial, mixed-use, and township developments. The role requires strong knowledge of planning regulations, development control norms, infrastructure planning, and coordination with multidisciplinary consultants to maximize development potential and project viability.

Key Responsibilities

Master Planning & Land Optimization

- Prepare and evaluate master plans for large land parcels and township developments.
- Optimize land use mix, FSI utilization, density, and phasing strategies.
- Develop planning concepts considering market demand, infrastructure requirements, and financial viability.
- Conduct site analysis, zoning studies, and highest and best-use assessments.

Regulatory & Statutory Compliance

- Interpret and apply Development Control and Promotion Regulations (DCPR), Regional Plans, and local planning regulations.
- Liaise with government authorities and planning agencies for approvals and compliance.
- Review DP reservations, zoning restrictions, road widening proposals, and other statutory implications.
- Coordinate with consultants for obtaining layout approvals and statutory clearances.

Infrastructure & Urban Design Coordination

- Coordinate with architects, landscape consultants, traffic consultants, and infrastructure engineers.
- Review circulation plans, road networks, utilities, open spaces, and amenity requirements.




- Ensure efficient planning of social infrastructure and public realm components.

Development Feasibility

- Support project feasibility studies and development scenarios.
- Assess development potential, saleable areas, and planning efficiencies.
- Prepare area statements and land-use schedules.
- Assist in project phasing and implementation strategies.

Stakeholder Coordination

- Collaborate with internal teams including Strategy, Design, Projects, Marketing, and Business Development.
- Interface with external consultants and statutory authorities.
- Present planning proposals and development concepts to management.

Desired Skills

- Strong understanding of DCPR, UDCPR, Town Planning regulations, and approval processes PAN India.
- Experience in master planning of 15–250 acre or larger developments.
- Knowledge of infrastructure planning, circulation, and urban design principles.
- Ability to prepare and review area statements and land-use plans.
- Familiarity with GIS tools and planning software is preferred.
- Solid analytical and presentation skills.
- Excellent coordination and stakeholder management abilities.

Preferred Experience

Candidates should have prior experience with:

- Residential townships.
- Mixed-use developments.
- Large land parcels (15–250 acres and above).
- Urban infrastructure planning.
- Layout approvals and statutory liaison.
- Working with reputed developers, planning firms, or consulting organizations.
