Key Responsibilities

Project Transition & HOTO

- Lead the complete transition of projects from Construction/Projects to Operations.
- Develop and execute Project-to-Operations (P2O) and HOTO plans.
- Ensure operational readiness prior to asset handover.
- Coordinate with Development, Projects, Consultants, Contractors, Property Management, and Facility Management teams.

Technical Audit & Due Diligence

- Conduct comprehensive technical audits of completed projects.
- Verify engineering installations against approved drawings, specifications, and design intent.
- Review compliance with NBC, NFPA, IS Codes, statutory approvals, and project specifications.
- Identify technical gaps, defects, risks, and recommend corrective actions.

Testing & Commissioning

- Lead FAT, SAT, Testing & Commissioning activities for all MEP systems.
- Validate performance of:
- HVAC & Chiller Plants
- Electrical Systems
- DG Sets
- Fire & Life Safety Systems
- STP/WTP
- BMS/IBMS
- Lift & Escalators
- Plumbing Systems

- Ensure all systems are fully functional before operational handover.

Snagging & Defect Management

- Lead technical snagging inspections.
- Maintain and monitor snag closure trackers.
- Manage Defect Liability Period (DLP) activities.
- Coordinate rectification with contractors and OEMs.
- Monitor warranty obligations and technical closures.

Documentation & Asset Validation

- Verify:
- As-built Drawings
- Asset Registers
- Equipment Data Sheets
- O&M; Manuals
- Warranty Documents
- AMC Recommendations
- Statutory Approvals





- Ensure all engineering documentation is complete before handover.

Tenant Readiness

- Support tenant fit-outs and engineering approvals.
- Coordinate utility connections and engineering interfaces.
- Ensure smooth technical handover to occupiers.

Engineering Governance

- Establish technical audit checklists and transition protocols.
- Develop engineering SOPs, HOTO processes, and audit frameworks.
- Standardize transition documentation across projects.
- Drive quality, compliance, and operational excellence.

Stakeholder Management

- Liaise with Developers, Consultants, PMCs, Contractors, Property Managers, and Facility Teams.
- Present transition status and audit findings to senior leadership.
- Ensure timely closure of technical observations before possession.

Qualifications

- B.E./B.Tech in Mechanical, Electrical, Electrical & Electronics, Civil, or Instrumentation Engineering.
- MBA or Project Management qualifications are desirable.
- Certifications in PMP, LEED, CFM, FMP, or NEBOSH will be an added advantage.

Experience

- 15-20 years of experience in Project Transition, Technical Services, Engineering Audit, or MEP Operations.
- Proven experience in handing over large commercial, mixed-use, or infrastructure assets to Operations.
- Experience managing multi-building developments or large integrated campuses is highly preferred.
