The Quantity Surveyor acts as the financial manager of a building project. They oversee cost planning, procurement, contractual administration, and progress valuations from the initial design phase through to project completion.

​Key Responsibilities

​Pre-Construction & Design Phase

· ​Feasibility & Estimating: Perform initial cost planning, feasibility studies, and detailed budget estimates for materials, labor, and machinery.

· ​Tendering & Procurement: Prepare tender documents, Bills of Quantities (BOQs), and draft contract terms.

· ​Contractor Selection: Analyze supplier and subcontractor quotes to negotiate agreements and award contracts.

​Construction & Operational Phase

· ​Cost Control & Monitoring: Track ongoing expenses against the original budget, identifying and managing financial risks or cost overruns.

· ​Valuations & Variations: Measure completed work on site, process interim progress payments,



and calculate financial variations caused by design changes.

· ​Subcontractor Management: Verify progress payments to subcontractors and resolve invoice or measurement disputes.

· ​Post-Construction Phase

· ​Final Accounts: Prepare and agree upon the final account details with clients, main contractors, and subcontractors.

· ​Dispute Resolution & Reporting: Assist in settling contractual claims and produce comprehensive final financial reports for key stakeholders.

​Core Skills & Qualifications

​Education: Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field. Skilled certifications (such as MRICS or equivalent) are often preferred.

​Technical Skills: Proficiency in quantity measurement/takeoff software (e.g., CostX, Bluebeam, AutoCAD) and MS Excel.

​Soft Skills: Negotiation skills, commercial awareness, analytical thinking, and high attention to detail.
