A Title Searcher (or Examiner) is responsible for verifying the legal history and ownership of a property. They examine public records, deeds, mortgages, and tax liens to ensure a property is transparent of encumbrances before a sale, refinancing, or mortgage.

Shift Time: Night Shift
Work from Office Key Responsibilities Record Examination: Search public and private records to determine the complete chain of ownership and uncover any unpaid taxes, judgments, or easements.
Report Generation: Compile findings into detailed title reports or commitments, summarizing the property's legal status and pointing out risks.
Document Analysis: Verify legal descriptions and survey maps to ensure property boundaries and rights-of-way are accurate.
Risk Mitigation:
Identify "defects" or obstacles that could hinder a property transfer and propose paths to transparent or resolve them.
Qualifications & Skills Real Estate & Law Knowledge: Deep understanding of property law, vesting, mortgages, and title insurance concepts.
Attention to Detail: Meticulous eye for spotting subtle discrepancies across hundreds of pages of legal documents.
Software Proficiency: Familiarity with industry tools such as Data Trace, Title Point, and ResWare, as well as local county/sub-registrar databases.
Communication: Ability to collaborate with underwriters, processors, real estate agents, and clients to resolve title issues.
