Job Description:(High Rise Residential Exp. Mandatory)

We are seeking an experienced and dynamic Head Maintenance to lead facility operations and ensure optimal performance, safety, and cost-efficiency across all properties. The role requires solid leadership, financial acumen, and expertise in maintenance operations, vendor management, and compliance.

Key Responsibilities:

Financial Performance & Reporting

- Budget Management: Responsible for developing, tracking, and adhering to operational budgets (Op Ex) for maintenance repairs.
- Cost Optimization: Negotiate vendor contracts to reduce operational costs while maintaining high-quality repairs.
- Rent Collection and Financial Reporting: Oversee the accuracy of financial records related to building expenses and report discrepancies.

Legal Compliance

- Health and Safety Compliance: Ensure all buildings comply with fire, structural, and public health safety standards.
- Legal Adherence: Ensure all maintenance actions adhere to local rental laws and building codes

Operational & Team Efficiency

- Staff Supervision: Oversee on-site technical teams, security, and housekeeping staff, ensuring compliance with safety, performance, and grooming standards in co-ordination with site facility agency
- Technology Utilization:



Manage maintenance requests through designated property management software (PMS) to track time-to-repair and staff productivity.
- Standard Operating Procedures (SOPs): Develop, update, and ensure strict adherence to maintenance SOPs and safety protocols
- Vendor/Contractor Management: Supervise external vendors and internal maintenance teams, ensuring quality control and timely completion of work orders.
- Property Inspections: Conduct regular property inspections (routine, move-in/move-out) to ensure safety standards and compliance with local regulations
