Role & responsibilities :-

- Design Intent Safeguarding: Acting as the primary custodian of the creative vision. The PM ensures that the physical construction precisely matches the high-end aesthetic, material specifications, and spatial experience intended by the architects or interior designers.
- Value Engineering (VE): Analyzing complex or bespoke design elements to propose cost-effective alternatives that preserve the design integrity without compromising structural safety, longevity, or exceeding the clients budget.
- Bespoke Material Procurement: Overseeing the sourcing, sampling, and approval of specialized, long-lead, or artisanal materials (e.g., custom joinery, specialized acoustic paneling, imported stone, smart lighting systems).

- Phased Project Lifecycle Management: Developing and managing the master project scheduletypically spanning pre-construction (design finalization, permitting), mobilization, structural/fit-out execution, and testing/handover.
- Agile Milestone Tracking: Managing highly compressed schedules typical of commercial fit-outs (retail, experiential centers, luxury hospitality) where delayed openings result in immediate revenue loss for the client.
- Critical Path Analysis: Monitoring interlocking dependencies, such as ensuring specialized MEP (Mechanical, Electrical, Plumbing) first-fix installations are fully certified before high-end wall finishes or custom ceilings are applied.

- Contract Administration (Pvt. Ltd. Context): Managing the specific terms of the contract (e.g., item-rate, lump-sum, or design-build turnkey frameworks). The PM ensures strict adherence to payment milestone triggers,



retention terms, and defect liability periods (DLP).
- Scope Creep & Change Order Management: Creative projects are uniquely prone to subjective design changes mid-construction. The PM must formally document, cost, and secure written client approval for all variations via Variation Orders (VOs) before executing the work.
- Budget Accountability & Profitability: Tracking the project's Gross Margin. The PM monitors actual site expenses against the estimated Bill of Quantities (BOQ) to prevent budget overruns and protect the firm's profitability.

- Specialist Trade Coordination: Managing a diverse network of highly specialized subcontractors, including custom joiners, automated lighting technicians, structural glass installers, and acoustic consultants.
- Quality Assurance & Control (QA/QC): Enforcing zero-tolerance quality standards for finishes. This involves conducting rigorous snagging (punch-list) inspections throughout the project lifecycle rather than leaving them entirely until the handover phase.
- Health, Safety, and Workplace (HSE) Compliance: Enforcing site safety protocols, which is particularly critical during simultaneous high-intensity fit-out activities (e.g., welding, painting,



and electrical work occurring concurrently in confined interior spaces).

- Client & PMO Liaison: Serving as the central point of contact for the clients representatives, Project Management Consultants (PMCs), and executive directors of Creative Projects & Contracts Pvt. Ltd.
- Cross-Functional Internal Alignment: Fostering collaboration between the internal estimation, design, procurement, and billing teams to ensure site requirements are seamlessly supported by the corporate office.
- Regulatory & Landlord Approvals: Securing necessary fit-out approvals, work permits, and No-Objection Certificates (NOCs) from mall managements, commercial building landlords, or local municipal authorities.

- Hybrid Technical-Creative Mindset: The ability to read complex architectural drawings, structural details, and MEP schematics while appreciating design aesthetics.
- Proficiency in Industry Software: Mastery of project management tools (e.g., MSP, Primavera P6, or Procore) alongside a working understanding of design visualization tools (AutoCAD, Revit/BIM) for coordinate drafting.
- Commercial Negotiation: Exceptional skills in managing difficult conversations regarding cost increases, timeline extensions, and quality rectifications with both clients and sub-vendors.

Preferred candidate profile

Must have Experience of 15-20 Years .

working as a Project Manager and in well reputated company in high rise building, commercial building and residential building.

Mivan Shuttering Preferrable.

having good knowledge in Billing, Planning, etc.
