To drive the companys expansion strategy by identifying and developing COCO (Company Owned Company

Operated) and FOFO (Franchise Owned Franchise Operated) opportunities. The role is responsible for conducting

site feasibility assessments, managing commercial negotiations with landlords, and ensuring the successful

conversion and launch of new centers through effective coordination with cross-functional teams such as Legal,

Operations, and Marketing, while achieving monthly new center opening targets.

Key Responsibilities

1. Opportunity Identification

• Identify potential COCO & FOFO locations aligned with company expansion strategy.

• Evaluate market potential, location viability, and competitive landscape.

• Due diligence of property Title search report.

2. Site Feasibility & Evaluation

• Conduct site feasibility analysis, including catchment analysis, visibility, accessibility, and expected business

potential.

• Perform commercial viability assessments before finalising locations.

3. Rental & Commercial Negotiations





• Lead rental negotiations with landlords (LL) to finalise favourable commercial terms.

• Ensure alignment with company leasing policies and cost benchmarks.

4. Franchise & COCO Conversion

• Manage end-to-end conversion of potential sites into operational COCO or franchise centers.

• Coordinate documentation, agreements, and approval processes.

5. Cross-Functional Coordination

• Collaborate with Legal, Operations, and Marketing teams to ensure timely center setup and launch.

• Facilitate approvals, branding, compliance, and operational readiness.

6. Center Launch Execution

• Drive the end-to-end process of recent center opening, from site finalization to operational launch.

• Monitor progress and resolve bottlenecks during setup.

7. Target Achievement

• Ensure monthly new centre opening targets are achieved as per expansion plans.

• Maintain progress reports and pipeline tracking.
