Job Summary
We are looking for an experienced Quantity Surveyor Manager to oversee the commercial and contractual aspects of interior fit-out and construction projects. The ideal candidate will be responsible for cost planning, quantity take-offs, BOQ preparation, contract administration, billing, variation management, cost control, and ensuring projects are delivered within budget while maintaining profitability.
Key Responsibilities
Pre-Contract Responsibilities
- Review tender documents, drawings, specifications, and BOQs.
- Prepare detailed quantity take-offs from architectural, structural, and MEP drawings.
- Develop accurate Bills of Quantities (BOQs) for interior fit-out and construction projects.
- Support the Estimation team with cost planning and budgeting.
- Assist in tender evaluations and commercial bid analysis.
- Identify value engineering opportunities to optimize project costs.
Post-Contract Responsibilities
- Manage project budgets and monitor cost performance throughout the project lifecycle.
- Prepare client bills, subcontractor bills, and supplier payment certifications.
- Evaluate and process interim payment applications.
- Manage project variations, change orders, and additional work claims.
- Track project costs against approved budgets and report cost variances.
- Verify quantities executed at site and certify work completed.
- Coordinate with Project Managers, Site Engineers, Procurement, and Finance teams.
- Ensure timely submission of invoices and payment follow-ups.
- Monitor subcontractor performance from a commercial perspective.
- Prepare project cash flow forecasts and cost reports.
- Maintain accurate commercial documentation and records.
Contract Management
- Review and administer client and subcontractor contracts.
- Ensure compliance with contractual obligations and commercial terms.
- Identify commercial risks and recommend mitigation strategies.
- Manage contractual correspondence, claims, and dispute resolution.
- Support project closeout, final accounts, and commercial settlements.
Leadership Responsibilities
- Lead and mentor the Quantity Surveying team.
- Allocate work and monitor team performance.
- Establish QS processes, standards, and best practices.
- Coordinate with internal stakeholders to ensure smooth commercial operations.
- Conduct periodic commercial reviews and project cost audits.
Required Skills
- Solid knowledge of Quantity Surveying principles and practices.
- Expertise in BOQ preparation and quantity take-offs.
- Excellent understanding of cost planning, budgeting, and cost control.
- Strong knowledge of contract administration and commercial management.
- Experience in client billing and subcontractor billing.
- Ability to interpret architectural, structural, and MEP drawings.
- Strong analytical, negotiation, and problem-solving skills.
- Excellent communication and stakeholder management abilities.
- Ability to manage multiple projects simultaneously.
Technical Skills
- Advanced MS Excel
- AutoCAD
- Microsoft Project (Preferred)
- CostX / Planswift / Bluebeam (Preferred)
- ERP Systems (SAP, Oracle, Microsoft Dynamics, etc.)
- Quantity Take-off Software (Preferred)
Educational Qualification
- Bachelor's Degree in Civil Engineering / Quantity Surveying / Construction Management.
- Diploma in Civil Engineering with relevant experience may also be considered.
Experience
- 8–15 years of experience in Quantity Surveying.
- Minimum 3 years in a managerial or team lead role.
- Experience in Interior Fit-Out, Commercial Construction, Hospitality, Retail, Healthcare, or Residential projects.
- Experience handling turnkey projects is preferred.
Preferred Candidate Profile
- Strong knowledge of interior finishes, civil works, joinery, ceilings, flooring, partitions, glazing, painting, and MEP works.
- Experience in handling projects ranging from 5 Crores to 100+ Crores.
- Strong commercial and contractual acumen.
- Proven ability to manage project budgets and maximize profitability.
- Experience in final account settlements and project closeouts.
- Leadership experience in managing a QS team.
Mandatory Requirements
- Experience in the Interior Fit-Out or Construction industry is mandatory.
- Strong experience in commercial quantity surveying, BOQ preparation, quantity take-offs, billing, cost control, and contract administration.
- Hands-on experience with client billing, subcontractor billing, variation management, and commercial reporting.
- Proficiency in MS Excel and AutoCAD.
- Experience managing multiple high-value interior fit-out or construction projects and leading a Quantity Surveying team.
- Strong understanding of FIDIC or standard construction contracts is an added advantage.
