- Strategize the business plan for the assigned region in line with the organization goals
- Prepare Leasing and related Business Plan Strategy for Commercial & Retail Properties (Upcoming as well as currently Operational establishments)

Operational

- Drive lead generation activities & identification of prospective clients who wish to lease space
- Develop recent client relationships and manage existing relations in the region
- Generate leads through own client relation and also from the IPCs/Brokers
- Ensure a healthy pipeline of solid leads through various business development programs
- Assist by providing relevant inputs in developing project collaterals and marketing materials in coordination with corporate marketing team
- Compile and use data to target, attract and finalize leases with appropriate tenants by presenting benefits of the company’s commercial & retail portfolio
- Research, analyze and make recommendations concerning prospective tenants for commercial as well as retails projects based on credit/financing impact, tenant mix, and return on investment. Pursue regional and local tenants within the targeted use categories via regular and systematic networking
- Identify, qualify, originate,



and negotiate terms and conditions of new and renewal retail lease transactions for in-line and freestanding units within the region’s retail & commercial portfolio
- Work closely with tenant representatives, attorneys and brokers, following through to completion of the final lease document
- Document the nuances of each prospective deal. Regularly communicate with ownership and other functional areas of the Company via lease logs, regular leasing report updates, and in person to ensure accurate understanding of leasing status and opportunities
- Negotiate commission agreements with outside brokers, obtaining approval of ownership as necessary. Provide budget re/forecast information to ensure that the budget realistically reflects projected leasing activity
- Co-ordinate with various departments viz. Design, Legal, Project Management for timely execution of leasing of malls & other commercial properties

Developmental

- Recruit appropriate talent where required for work area
- Carry out performance appraisals, assess capability, and training needs of individuals in the function
