Role Overview

Della Townships is seeking an accomplished Head Project Management Consultant (PMC) to lead the overall project management function across its luxury township developments.

The role requires a seasoned real estate professional with strong expertise in managing large-scale projects, project governance, execution excellence, compliance frameworks, budgeting, cash flow management, stakeholder alignment, and PMO systems.

The ideal candidate will have successfully managed projects exceeding 100 Crores, possess deep knowledge of luxury real estate development, and have the capability to establish robust project management systems while aligning internal teams and external PMC partners.

This role will work closely with the CMD to drive project delivery excellence, ensuring timely execution, quality standards, cost efficiency, regulatory compliance, and operational readiness.

Key Responsibilities

Project Management Leadership

- Lead end-to-end project management lifecycle from project initiation to completion and close-out.
- Establish project governance frameworks, PMO structures, processes, and reporting mechanisms.




- Develop project execution strategies aligned with Della Townships vision and business objectives.
- Drive project planning, scheduling, monitoring, and delivery across multiple developments.
- Ensure adherence to project timelines, quality benchmarks, cost parameters, and regulatory requirements.

PMC System Setup & Governance
- Set up and institutionalize the Project Management Office (PMO) framework at Della Townships.
- Create standardized systems, SOPs, dashboards, MIS reports, and project review mechanisms.
- Develop project governance frameworks aligned with industry best practices and PMP standards.
- Establish coordination frameworks with external PMC consultants, architects, contractors, and stakeholders.
- Monitor and evaluate PMC performance and ensure alignment with organizational objectives.
- Regular Reporting of activities to the CMD and Board Members

Project Execution Management
- Oversee execution of large-scale luxury real estate projects from:

- Project initiation

- Planning

- Design coordination

- Procurement

- Construction execution

- Quality control

- Handover

- Project closure

- Ensure effective coordination between

- Architecture teams

- Design consultants

- Contractors

- PMC partners

- Internal stakeholders

- Government authorities

Budgeting & Financial Controls
- Drive project budgeting, cost planning, and financial governance.
- Manage project cash flows and ensure effective cost utilisation.
- Review project estimates, variations, change orders, and cost deviations.
- Implement cost-control mechanisms to ensure project profitability.
- Partner with finance teams for project financial reporting.

Compliance & Regulatory Management
- Ensure projects comply with:

- Government regulations

- Statutory approvals

- Real estate frameworks

- Safety standards

- Environmental requirements

- Organizational policies
- Establish compliance monitoring systems across projects.
- Ensure documentation and audit readiness.

Project Lifestyle Management




- Ensure the delivery of projects reflects Dellas luxury positioning and customer experience philosophy.
- Integrate lifestyle, hospitality, technology, and design elements into project execution.
- Ensure that project outcomes exceed customer expectations and deliver a premium living experience.

Vendor & Stakeholder Management
- Manage relationships with:

- External PMCs

- Contractors

- Consultants

- Suppliers

- Technology partners

- Government stakeholders
- Lead negotiations, performance reviews, and vendor governance.
- Ensure timely resolution of project challenges.

Desired Candidate Profile

Experience

- 1215+ years of relevant experience in Real Estate Project Management.
- Must have experience managing large-scale projects of 100 Crores or above.

- Robust background in

- Luxury real estate

- Residential developments

- Township projects

- Premium commercial developments
- Candidates should preferably be based in Mumbai.

Educational Qualifications

Mandatory

- Bachelor of Engineering (B.E.) Civil Engineering

Preferred:
- PMC Certification
- PMP (Project Management Professional) Certification
- Project Management / Construction Management qualifications
