Will be responsible for leading the planning, execution, and delivery of large-scale hotel projects for DS Group. This role demands extensive experience in hotel construction, MEP, project management, cost control, vendor management, and stakeholder collaboration.

The individual will oversee multiple projects from concept to completion, ensuring adherence to quality, safety, timelines, and budget constraints, while working closely with internal design, cost, and MEP teams to ensure alignment with the overall project vision and business objectives

Key Responsibilities

Project Planning & Execution

- Lead end-to-end project lifecycle management for hotel developments, ensuring alignment with quality, branding, and business requirements
- Drive project feasibility inputs, master planning coordination, and site evaluation in collaboration with internal teams
- Lead and support the design and cost team in ensuring that project development remains aligned with approved budgets, timelines, and project objectives
- Oversee design coordination and architectural planning in close collaboration with the Design & Cost team to ensure seamless transition from concept to execution
- Develop and track project schedules, aligning execution with business objectives and financial targets
- Ensure timely execution while proactively identifying risks and resolving bottlenecks

Budgeting, Cost Control & Procurement

- Work closely with the design and cost management team to align project budgets, approvals, and cost-control measures across all stages
- Support and drive cost discipline by ensuring that execution decisions remain consistent with approved cost frameworks
- Lead procurement strategies, vendor negotiations, and contract finalization for consultants, contractors,



and suppliers
- Prepare cash flows and monitor cost-to-completion in coordination with the cost consultant
- Support value engineering initiatives by aligning execution requirements with design intent and cost considerations

Construction & Quality Management

- Oversee in office execution through the PMC, ensuring quality control, safety compliance, and timely delivery
- Coordinate with architects, consultants, contractors, and regulatory bodies to ensure smooth execution
- Work closely with the Design team to ensure that execution qualityparticularly for interior and finish works—reflects the intended design outcomes
- Collaborate with the MEP team to ensure proper integration and execution of all building systems
- Ensure adherence to safety and compliance standards in line with applicable regulations

Stakeholder & Team Management

- Collaborate with internal leadership, business teams, and specialized verticals (Design & Cost, MEP) to ensure alignment of project deliverables
- Engage with hospitality operators and external stakeholders, supporting alignment with brand standards and operational requirements
- Foster strong working relationships across teams to enable timely decision-making and smooth project progression
- Provide strategic inputs on project delivery considerations for future developments

Coordination Across Project Functions





- Work in an integrated manner with:
- Design & Cost Team, which anchors project brief, design development, and cost planning
- MEP Team, which ensures system design, compliance, and optimization
- Ensure effective coordination between design development, procurement, and construction to maintain continuity and alignment throughout the project lifecycle

Reporting & Governance

- Provide regular updates to executive management on project progress, risks, and key decisions
- Review and consolidate inputs from PMC, consultants, and internal teams
- Lead project review meetings to ensure alignment across stakeholders

Key Requirements

Educational Qualifications

- Bachelor’s Degree in Civil Engineering or related fields
- Master’s in Construction Management/ PMP / NICMAR or equivalent

Experience

- 20+ years of experience in real estate, hospitality, and large-scale project management
- Proven track record of delivering hotel or luxury projects from design through handover
- Experience working within or closely with client/owner organizations
- Exposure to leading hospitality brands (Accor, Marriott, IHG, etc.) is an advantage

Technical Skills

- Strong understanding of:
- Project planning and scheduling tools
- Construction methodologies and sequencing
- Cost management and contract administration
- Familiarity with MEP systems, sustainability practices, and regulatory approvals

- Strong leadership and relationship-building capability
- Ability to work collaboratively across specialized teams
