We are seeking an experienced and commercially driven General Manager Commercial to oversee the commercial operations of our real estate development projects. The ideal candidate will be responsible for contract management, procurement, budgeting, project cost control, vendor management, billing, quantity surveying, and commercial compliance to ensure projects are delivered on time and within budget.Role & responsibilities

- Lead the commercial function across all residential, commercial, and mixed-use development projects.

- Develop and implement commercial strategies to optimize project costs and profitability.

- Oversee project budgeting, cost estimation, BOQs, and financial planning in coordination with the project and finance teams.

- Manage tendering, procurement, bid evaluation, contract negotiations, and vendor selection.

- Administer EPC, civil, MEP, finishing, and consultant contracts from award to closure.

- Monitor project costs, material consumption, change orders, variations,



and claims.

- Ensure timely certification and processing of contractor bills, supplier invoices, and client billing where applicable.

- Lead quantity surveying, rate analysis, value engineering, and cost optimization initiatives.

- Monitor procurement schedules to ensure timely availability of materials and services.

- Ensure compliance with contractual obligations, statutory regulations, and company policies.

- Resolve contractual disputes, commercial risks, and claims in coordination with legal and project teams.

- Prepare commercial MIS, project cost reports, cash flow forecasts, and management presentations.

- Build and maintain robust relationships with contractors, consultants, suppliers, and key stakeholders.

- Lead, mentor, and develop the commercial and procurement teams.
