Role & responsibilities
Role Summary ThE Facilities Management will be the single point of accountability for the campus-built environment and operational infrastructure. This includes civil and structural maintenance, MEP systems, HVAC, fire and life safety, energy management, housekeeping, horticulture, waste and scrap management, AMC governance, and statutory compliance. The role reports to the Management, Dean Administration.
Key Responsibilities
Lead end-to-end maintenance operations across civil, MEP, HVAC, and fire safety systems
- for a large multi-building campus
- Manage the full AMC lifecycle vendor selection, contract management, performance audits, and on-time renewals with zero lapses
- Govern vendor billing integrity institute comparative quotation processes, surprise material audits, and consumption-vs-job-card reconciliation to prevent siphoning
- Monitor and optimize energy and utility consumption EB, DG fuel, and water with monthly dashboards and variance reporting
- Own all statutory compliance — Fire NOC, lift inspection certificates, electrical audit, TNPCB consent for DG sets, CMDA/DTCP building plan compliance
- Set and enforce campus housekeeping, hygiene, and pest control standards through scheduled and surprise audits
- Manage horticulture, waste segregation, and scrap disposal with full documentation and competitive bidding processes
- Lead a multi-discipline team of civil, electrical, MEP technicians, housekeeping supervisors, and horticulture staff — set KRAs, review performance, and build accountability
- Ensure campus is inspection-ready at all times for NAAC, AICTE, and NBA regulatory visits from a facilities standpoint
- Prepare and manage the annual Facilities budget — OPEX, AMC, utilities, and CAPEX for replacements
Preferred candidate profile
- Minimum 6 years of experience in facilities management; minimum 3 years as an independent Facilities Head / Manager with full ownership of team, budget, vendors, and compliance
- Minimum qualification: Diploma in Engineering (Mechanical / Electrical / Civil); B.E. / B.Tech preferred
- Solid technical knowledge of HT/LT electrical systems, DG sets, HVAC (VRF/VRV, split, central plant), fire detection and suppression systems, and MEP infrastructure
- Familiarity with Chennai-specific regulatory bodies — TANGEDCO, TNFRS, TNPCB, CMWSSB, CMDA — and their compliance requirements
- Prior experience in Higher Education Institutions, hospital campuses, large IT parks, or institutional townships is preferred
- Proven audit orientation — track record of physically verifying contractor work, cross-checking material usage, and controlling AMC billing
