Role Summary
We are looking for a senior, self-driven debt syndication skilled to independently own and run the group's debt syndication vertical across residential, commercial, and GIFT City IFSCA assets, spanning all active projects (including the GIFT City debt book and the Pashan project debt, and others as the portfolio grows). This is an individual-
contributor role: there is no team to build or manage. The candidate drives the process personally from lender coordination and documentation through to sanction and disbursement reporting to the Chief Funding Partner, with full senior-leadership backing on strategy and final negotiation. This is a step up from a single-project syndication role into a group-wide mandate.
It suits someone who has already run at least one sizable financing process largely on their own, is comfortable being the sole owner of multiple parallel lender relationships and is actively building toward deeper NBFC/AIF credit-committee relationships and emerging-structure expertise (AIF-linked credit, LRD, structured/quasi-equity, GIFT City IFSCA and cross-border instruments).
Key Responsibilities
Independently own and run the group's debt syndication vertical Construction Finance (CF), Loan Against
Property (LAP), Lease Rental Discounting (LRD), structured/quasi-equity, and alternate instruments (REIT/AIF-
linked structured credit, IFSCA-regulated GIFT City structures) across all group projects,
including GIFT City and any others added to the portfolio.
Act as the group's day-to-day point of contact for capital structuring coordinating, structuring, and progressing financing across multiple simultaneous project debt lines without support staff.
Build and maintain relationships with relationship-management and credit teams at NBFCs, banks, and AIFs,
working toward direct access at the credit-committee level over time.
Stay current on emerging debt and structured-credit instruments (AIF gap funding, IFSCA/GIFT City cross-border structures, structured LRD, quasi-equity) and flag relevant options to leadership.
Run process discipline across all live financing conversations at once term sheet, sanction, documentation,
disbursement against timelines, across every project in the group simultaneously.
Directly coordinate lenders' empaneled consultants independent engineers, valuers, legal counsel for diligence across all projects.
Own documentation for lender due diligence across the portfolio: title papers, RERA approvals, project appraisals,
DSCR/LTV workings, escrow mechanics, and IFSCA/SEZ-specific documentation where relevant.
Prepare structured, side-by-side comparisons of financing options (rate, tenor, covenants, prepayment terms) for leadership review across the group's live mandates.
Maintain a single, up-to-date, group-level tracker of every financing conversation and its status across all projects and lenders.
Operate with a high degree of autonomy,
escalating strategic or final-negotiation calls to the Chief Funding Partner as needed.
Required Skills & Experience
6-10 years in debt syndication, structured finance, real estate lending, or NBFC/bank credit or relationship roles,
with clear personal ownership of at least one large-ticket deal not credit given for team output.
Hands-on experience running a financing process independently, ideally across more than one project or instrument type.
Strong working knowledge of Construction Finance, LAP, LRD, and structured/quasi-equity instruments; exposure to GIFT City IFSCA frameworks and REIT/AIF-linked structures is a strong plus.
Genuine interest in tracking emerging and evolving debt structures in Indian real estate and IFSCA-regulated finance.
Existing relationships with relationship-management or credit teams at NBFCs and banks a personal network is a strong advantage, though not an absolute prerequisite if deal experience is strong.
Strong process discipline able to independently track, schedule, and drive multiple parallel workstreams across projects and geographies at once, with zero support staff.
Sound understanding of lender diligence requirements and documentation (title, RERA, appraisal, DSCR/LTV,
escrow).
MBA (Finance) or CA preferred, but not mandatory if deal experience is strong.
