Job Summary

We are seeking an experienced and result-oriented Business Development Manager - Property Acquisition to drive our retail expansion strategy. The role will be responsible for identifying, evaluating, negotiating, and acquiring strategic retail properties that align with the company's growth objectives.

Key Responsibilities

- Identify and acquire suitable retail properties for new store expansion in line with the company's growth plans.
- Conduct market mapping, competitor analysis, and location feasibility studies.
- Develop and maintain relationships with landlords, property consultants, brokers, developers, and commercial real estate partners.
- Lead end-to-end property acquisition activities, including site sourcing, evaluation, negotiations, documentation, and closure.
- Assess property suitability based on demographics, footfall, catchment analysis, accessibility, and commercial viability.
- Negotiate lease agreements, rental terms, lock-in periods, escalations, and other commercial conditions.
- Coordinate with legal, finance, projects, and operations teams for smooth onboarding of acquired properties.
- Maintain an updated database of potential properties, landlords, and commercial opportunities.
- Track market trends,



emerging retail locations, and real estate developments to identify expansion opportunities.
- Ensure compliance with company policies and regulatory requirements during property acquisition.

Required Qualifications & Skills
- Bachelor's degree in Business Administration, Real Estate, Marketing, or a related field.
- Minimum 4 years of experience in property acquisition, retail expansion, business development, or commercial real estate.
- Strong understanding of retail real estate markets and leasing practices.
- Proven experience in site selection, lease negotiations, and deal closures.
- Excellent networking, stakeholder management, and relationship-building skills.
- Strong analytical and financial evaluation capabilities.
- Ability to work independently in a fast-paced expansion environment.
- Proficiency in MS Excel, PowerPoint, and market analysis tools.

Preferred Experience
- Experience in retail, grocery, supermarket, QSR, FMCG, or organized retail industries.
- Established network with property owners, brokers, and real estate consultants in Karnataka and South India markets.
- Knowledge of catchment analysis and store profitability metrics.

Key Performance Indicators (KPIs)
- Number of properties acquired and successfully closed.
- Store expansion targets achieved.
- Cost-effective lease negotiations and commercial terms.

Pay: ₹400,000.00 - ₹500,000.00 per month
