- Architect

- Position Overview
- Raikar Reality is seeking a talented and commercially minded Architect to support the planning and conceptual development of premium residential and land development projects in Goa and Maharashtra .

- The successful candidate will be responsible for preparing conceptual master plans, pre-approval layouts, development drawings, feasibility studies, and preliminary project cost estimates.

- Key Responsibilities
- Prepare conceptual master plans and residential layouts for land development projects.

- Develop pre-approval architectural drawings in accordance with local planning regulations and development control norms.

- Prepare site utilization studies, zoning concepts, road networks, infrastructure layouts, and amenity planning.

- Estimate preliminary development costs, including infrastructure, utilities, landscaping, and construction budgets.

- Assist in preparing project feasibility reports, development schedules, and financial assumptions.

- Coordinate with surveyors, structural consultants, MEP consultants, and other technical professionals when required.

- Work closely with the management team to refine project concepts based on market positioning and commercial viability.

- Prepare high-quality plans, diagrams, and presentation material suitable for investor meetings, fundraising campaigns, and strategic partnerships.

- Support due diligence by reviewing land records, site constraints, and applicable development regulations.

- Incorporate sustainability, environmental sensitivity,



and productive land planning into project concepts.

- Desired Qualifications
- Bachelor’s or Master’s degree in Architecture.

- 3–8 years of experience in residential, township, villa, or land development projects.

- Strong understanding of planning regulations, FSI/FAR calculations, setbacks, and development control regulations.

- Experience in preparing concept plans before statutory approvals.

- Ability to prepare preliminary project cost estimates and development budgets.

- Knowledge of infrastructure planning, including roads, drainage, water supply, sewage, and utilities.

- Strong presentation and visualization skills.

- Software Skills

- AutoCAD (mandatory)
- SketchUp, Revit, or ArchiCAD

- Adobe Photoshop and Illustrator

- Microsoft Excel

- PowerPoint
- Knowledge of Lumion, Twinmotion, Enscape, or similar visualization software is an advantage.

- Preferred Experience
- Experience in large-format land developments, plotted developments, villa communities, or integrated residential projects.

- Familiarity with Goa & Maharashtra planning regulations is preferred.

- Experience preparing investor-ready concept presentations will be an added advantage.
