Key Roles & Responsibilities

- Prepare detailed Bill of Quantities (BOQ) for HVAC works based on tender drawings, specifications, and design documents.
- Conduct accurate quantity take-offs for HVAC systems including chillers, AHUs, FCUs, ducting, piping, insulation, VRF/VRV systems, and ventilation works.
- Perform rate analysis for HVAC items, including material, labour, installation, testing, and commissioning components.
- Prepare tender documents, floating enquiries, and manage the bid process for HVAC contractors and vendors.
- Conduct techno-commercial evaluation and prepare comparative statements for vendor/contractor selection.
- Assist in contract negotiations and preparation of work orders/contract agreements for HVAC packages.
- Verify and certify contractor RA bills, sub-contractor bills, and vendor invoices as per actual measurements and contract terms.
- Carry out joint site measurements with contractors and consultants for accurate billing.
- Prepare client billing in line with the BOQ, contract conditions, and actual executed work.
- Evaluate and process variation orders, extra items, and deviation claims for HVAC scope.
- Monitor project budgets, track cost variances, and provide regular cost reports.
- Maintain detailed records of measurements, reconciliations,



and material consumption.
- Ensure compliance with contract terms, statutory requirements (GST, TDS), and audit standards.
- Coordinate with site engineers, project managers, MEP consultants, and HVAC vendors for seamless QS operations.
- Prepare final accounts, project closeout documentation, and assist in dispute resolution if required.
- Generate periodic MIS reports on billing, cost control, and project financials.

Required Skills:

- B.E. / Diploma in Mechanical Engineering.
- 6-8 years of relevant experience as a Quantity Surveyor specialising in HVAC works.
- Strong knowledge of HVAC systems, installation practices, and industry standards (ASHRAE, ISHRAE, SMACNA).
- Sound understanding of HVAC BOQ preparation, rate analysis, and contract documentation.
- Proficiency in AutoCAD, MS Excel, MS Project, and QS/billing software (e.g., Candy, CCS, ERP-based tools).
- Familiarity with GST, TDS, and other statutory billing requirements.
- Solid analytical, measurement, and reconciliation skills.
- Excellent communication, negotiation, and coordination abilities.
- Attention to detail and ability to manage multiple projects simultaneously.
- Knowledge of cost control techniques, value engineering, and life-cycle costing is preferred.
- Experience with FIDIC / IS standards is an added advantage.
