Role Overview

The Purchase Manager will be responsible for end-to-end procurement of materials, services, and subcontractors for residential, commercial, and redevelopment projects. The role involves vendor development, rate negotiation, cost control, contract coordination, timely procurement, and ensuring quality materials are delivered within project timelines and budgets.

The incumbent will play a key role in optimizing procurement costs, maintaining vendor relationships, ensuring compliance with procurement policies, and supporting smooth project execution.

Key ResponsibilitiesProcurement Planning & Execution

- Plan and execute procurement activities for civil, finishing, MEP, and project-related materials and services.
- Understand project requirements and prepare procurement schedules aligned with project timelines.
- Float inquiries, collect quotations, and prepare comparative statements for approvals.
- Ensure timely procurement of materials to avoid project delays.
- Coordinate with project teams to understand site requirements and material consumption.

Vendor Development & Management

- Identify, evaluate, and develop vendors, suppliers, and subcontractors.
- Maintain approved vendor list (AVL) and categorize vendors as per performance.
- Build long-term relationships with reliable vendors for cost-effective procurement.
- Conduct vendor audits, performance reviews,



and capability assessments.
- Ensure vendor compliance with company policies and statutory requirements.

Rate Negotiation & Cost Control

- Negotiate rates with vendors and subcontractors to achieve cost optimization.
- Conduct market rate analysis and benchmarking for materials and services.
- Ensure procurement within approved budgets and cost estimates.
- Work closely with Contracts and QS teams for rate finalization and approvals.
- Identify opportunities for value engineering and cost savings.

Purchase Order & Contract Management

- Prepare and issue Purchase Orders (POs), Work Orders, and supply agreements.
- Ensure proper documentation and approval workflows are followed.
- Coordinate with Contracts team for agreement finalization where required.
- Track PO status, delivery schedules, and vendor compliance.
- Maintain purchase records, invoices, and supporting documentation.

Material Planning & Coordination

- Coordinate with Project, Site, Planning, and Store teams for material planning.
- Ensure timely delivery of materials as per site requirements.
- Monitor inventory levels and avoid material shortages or overstocking.
- Resolve issues related to delivery delays, quality concerns, and shortages.




- Ensure smooth coordination between suppliers and site execution teams.

Quality & Compliance

- Ensure purchased materials meet required quality standards and specifications.
- Coordinate with QA/QC team for material inspection and approvals.
- Ensure compliance with procurement policies and audit requirements.
- Verify vendor compliance with statutory and safety requirements.

MIS & Reporting

- Prepare Daily, Weekly, and Monthly MIS reports on procurement activities.
- Track purchase orders, pending deliveries, vendor payments, and material status.
- Provide cost analysis reports and procurement savings updates to management.
- Highlight procurement risks, delays, and corrective actions.
- Maintain ERP updates for all procurement transactions.

Coordination & Stakeholder Management

- Coordinate with Projects, Contracts, QA/QC, Finance, Accounts, Stores, and Site teams.
- Work closely with senior management for procurement strategy and approvals.
- Participate in project review meetings and procurement planning discussions.
- Ensure smooth communication between vendors and internal teams.

Desired Candidate Profile

- Bachelor’s Degree in Civil Engineering / Mechanical Engineering / Supply Chain / Commerce.
- 6–12 years of experience in Purchase/Procurement within Real Estate or Construction industry.
- Solid experience in Residential, Commercial, and Redevelopment projects preferred.
- Good knowledge of construction materials, MEP procurement, and subcontracting.
- Strong negotiation, vendor management, and cost control skills.

Pay: ₹35,000.00 - ₹60,000.00 per month
