Job Description
Position: Maintenance Engineer (Civil )
Location: Chairman/Director Residence (Bungalow) Ahmedabad.
Organization: Growthspirit Trading Pt. Ltd.
Role Objective
To ensure seamless upkeep, safety, and high-quality maintenance of the Chairman/Directors bungalow by managing all civil, mechanical, and infrastructure-related systems, ensuring premium living standards and zero downtime.
Key Responsibilities
1. Civil & Infrastructure Maintenance
Oversee structural maintenance of the bungalow (walls, flooring, roofing, waterproofing, painting).
Ensure upkeep of landscaping, driveway, drainage, and external structures.
Coordinate with contractors for renovation, repairs, and upgrades.
2. Mechanical & Utilities Management - DESIRED
Handle maintenance of:
Plumbing systems (water supply, sewage), HVAC systems (ACs, ventilation), Pumps, motors, and water tanks.
Ensure uninterrupted operation of all mechanical utilities.
3. Electrical & Equipment Coordination - DESIRED
Supervise electrical maintenance through vendors/technicians, DG sets, lighting, backup systems,
Ensure energy efficiency and preventive checks.
4. Preventive & Breakdown Maintenance
Prepare and implement, Preventive Maintenance Schedules (PMS).
Ensure quick resolution of breakdowns with minimal disruption.
Maintain maintenance logs and service records.
5. Vendor & Contractor Management
Identify, evaluate, and manage, AMC/service vendors
Negotiate contracts and ensure quality & cost control.
Supervise external contractors for all maintenance work.
6. Housekeeping & Facility Oversight
Supervise housekeeping, gardeners,



and support staff.
Maintain aesthetics, hygiene, and premium standards of the property.
Ensure readiness for VIP visits and events.
7. Safety & Compliance
Ensure fire safety systems, CCTV, and security systems are functional.
Conduct periodic safety audits.
Ensure compliance with local regulations and building safety norms.
8. Inventory & Budget Control
Maintain stock of spares, consumables, and tools.
Monitor maintenance expenses and optimize costs.
Prepare monthly reports for senior management.
Candidate Profile
Qualifications
B.E / Diploma in Civil Engineering
Experience
4 - 7 years in Facility management / Estate management / Luxury residence maintenance.
Experience handling bungalows, villas, hotels, or corporate guest houses preferred
Key Competencies
Robust problem-solving and troubleshooting skills
Hands-on knowledge of civil + mechanical systems
Vendor negotiation & supervision
High sense of confidentiality and professionalism
Ability to handle VIP environments

Preference for candidates with **estate/house manager exposure

As per industry standards (negotiable based on experience)
