Core Responsibilities:

Design & Pre-construction

- Design Review: Analyze MEP design drawings and specifications for accuracy and constructability.

- BIM Coordination: Identify and resolve clashes between services (e.g., HVAC ducts hitting structural beams) using Revit or AutoCAD.

- Load Calculations: Perform or verify calculations for electrical loads, HVAC cooling/heating capacity, and plumbing flow rates.

- Value Engineering: Propose alternative materials or design modifications to reduce costs without compromising system quality.

Procurement & Vendor Management

- BOQ Preparation: Create detailed Bill of Quantities (BOQs) and material take-offs for all MEP services.

- Tendering: Assist in evaluating vendor proposals and performing Techno-Commercial Analyses (TCA).

- Material Approval: Review and approve shop drawings, material submittals, and samples from subcontractors.

Site Supervision & Quality Control

- Daily Supervision: Monitor in office installation of electrical panels, HVAC units, plumbing lines, and fire-fighting systems.

- Inspections:



Conduct regular quality checks to ensure installations match approved drawings and safety standards.

- Troubleshooting: Resolve technical issues and coordination problems that arise between different site teams (civil, finishing, MEP).

- Testing & Commissioning: Oversee the final testing of all systems (e.g., pressure tests for pipes, load tests for generators) before handover.

Compliance & Documentation

- Statutory Approvals: Liaise with government authorities for necessary sanctions and No Objection Certificates (NOCs).

- Reporting: Prepare daily, weekly, and monthly progress reports and technical MIS.

- Handover Records: Maintain and update "As-Built" drawings and operations/maintenance manuals.

Required Qualifications & Skills

- Education: Bachelor's Degree in Mechanical or Electrical Engineering.

- Experience: 5+ years in high-rise residential or commercial real estate projects.

- Standards Knowledge: In-depth understanding of National Building Codes (NBC), Indian Electricity Rules, and NFPA standards.
