Position Summary

We are looking for an experienced Project Manager to lead the construction and delivery of high-rise

residential and redevelopment projects in Mumbai (Kurla / Andheri). The Project Manager will be responsible

for complete project lifecycle management - from pre-construction planning and approvals to execution,

quality control, and handover - ensuring adherence to timelines, budgets, and specifications.

This is a leadership role that requires strong technical acumen, operational discipline, and an entrepreneurial

mindset to drive on-ground progress and team performance.

Key Responsibilities

1. Project Planning & Strategy

- Formulate and implement detailed project execution plans, timelines, and milestone schedules.

- Prepare budgets, cost forecasts, resource allocation, and cash flow statements.

- Coordinate with design, structural, and MEP consultants during planning and design finalization.

- Review and validate construction drawings for technical accuracy and constructability.

2. Construction Execution & Site Management





- Oversee day-to-day site activities, progress tracking, and ensure target achievement.

- Lead coordination among contractors, subcontractors, vendors, and consultants.

- Enforce adherence to project specifications, technical standards, and quality benchmarks.

- Manage site logistics, procurement schedules, and timely material availability.

- Conduct weekly site meetings to review progress and resolve bottlenecks.

3. Quality Assurance & Safety

- Implement quality management systems and conduct periodic audits.

- Ensure compliance with BIS, IS, NBC, and local authority standards.

- Enforce safety protocols and conduct toolbox talks, audits, and safety training.

4. Cost Control & Vendor Management

- Monitor project budgets, cost deviations, and initiate corrective measures.

- Approve and verify vendor bills, measurement sheets, and variations.

- Negotiate rates, terms, and schedules with subcontractors and suppliers.

5. Coordination & Communication

- Liaise with architects, RCC consultants, MEP specialists, and government authorities.

- Work closely with internal departments - procurement, contracts, finance, and sales - for smooth project

flow.





- Present project status reports and dashboards to senior management.

6. Handover & Closeout

- Ensure defect-free finishing and timely project completion.

- Coordinate for Occupation Certificate (OC) documentation and approvals.

- Oversee customer handover, snag rectification, and DLP follow-ups.

Desired Candidate Profile

- Qualification: B.E. / B.Tech in Civil Engineering (Post-graduate degree preferred)

- Experience: Minimum 12 years in residential / redevelopment projects, with at least 5 years in project

leadership.

- Proven experience in high-rise building construction and end-to-end project delivery.

- Strong knowledge of RCC, finishing works, MEP coordination, and local municipal regulations.

- Proficiency in MS Project / Primavera for project scheduling and monitoring.

- Experience in ERP software (Farvision) will be an advantage.

- Strong analytical, communication, and stakeholder management skills.

- Ability to take initiative, make decisions, and lead teams under strict timelines.
