Role Purpose
The Training Manager Real Estate Sales will be responsible for building the capability and performance of the sales team through structured training programs. The role will focus on improving lead conversion, site visit conversion, customer handling, sales closure, product knowledge, negotiation, and overall sales productivity.
Key Responsibilities
- Conduct Training Need Analysis (TNA) for Direct Sales, Telecalling, Channel Sales, and other sales teams.
- Design and execute sales training programs for new joiners as well as existing sales teams.
- Conduct product and project training covering project features, USPs, pricing, payment plans, inventory, location advantages, amenities, competitors, and market positioning.
- Train sales teams on the complete sales funnel lead calling, qualification, follow-up, site visit, presentation, negotiation, booking, and closure.
- Develop training modules on lead conversion, objection handling, negotiation, customer engagement, and closing techniques.
- Train sales teams on handling different lead sources such as walk-ins, IVR leads, telecalling leads, digital leads, channel partner leads, and referrals.
- Conduct role plays and mock sales calls to improve pitching, communication, and objection-handling skills.
- Train teams on CRM usage, lead management, follow-up discipline, sales pipeline management, and reporting.
- Develop and maintain sales scripts, pitch decks, objection-handling guides, FAQs, product manuals, and training material.
- Conduct regular refresher training and performance improvement sessions for existing sales employees.
- Work closely with Sales Managers to identify individual and team-level performance gaps and create targeted development plans.
- Support onboarding through structured Sales Induction & Product Training Programs for new joiners.
- Monitor training effectiveness by tracking improvement in lead-to-site visit, site visit-to-booking, conversion rate, productivity, and sales performance.
- Conduct regular market and competitor updates to keep the sales team informed about market trends, competitor projects, pricing, and customer preferences.
- Coordinate with Project, CRM, Marketing, and Sales teams to ensure accurate and updated product information.
- Maintain training MIS and dashboards covering training hours, attendance, coverage, assessments, feedback, and effectiveness.
- Conduct periodic assessments and certifications to evaluate sales team knowledge and readiness.
- Provide management with periodic reports on training outcomes, capability gaps, and improvement areas.
Preferred candidate profile
- Prior experience as Sales Trainer / Sales Training Manager / L&D; Manager Sales / Sales Manager with significant training responsibility.
- Robust knowledge of Product Training.
- Excellent presentation, communication, facilitation, and influencing skills.
- Strong understanding of sales KPIs and conversion metrics.
- Should be comfortable conducting training sessions for large sales teams and senior sales personnel.
- Should have excellent PowerPoint, Excel, CRM, and training content development skills.
- Strong ability to translate sales challenges into practical training interventions.
