Role Overview

The General Manager Projects will lead and manage execution of multiple luxury bungalow projects and premium high-rise buildings from planning to handover. The role requires solid leadership, technical expertise, vendor management, and the ability to deliver top-quality work without daily supervision. Responsible for streamlined coordination between PMs, engineers, purchase, billing, and accounts.

Key Responsibilities JD

Lead end-to-end execution of high-rise and luxury villa projects with strict control on quality, cost, and timelines.

Prepare project schedules, weekly work plans, resource allocation, and milestone tracking.

Oversee PMs, engineers, supervisors, contractors, and ensure accountability.

Approve procurement plans, material indents, rate analyses, subcontracting, and BOQs.

Ensure premium finishing quality: marble, veneer, lighting, carpentry, automation, waterproofing.

Conduct weekly site audits, risk reviews,



and manpower/material planning.

Coordinate with architects, structural consultants, MEP consultants, and clients.

Ensure compliance with safety protocols, statutory approvals, and documentation.

Build systems/processes to minimize rework, ensure timely billing, and maintain profitability.

Drive project completion, snagging, de-snagging, and final handover.

Provide weekly structured updates and monthly performance reports to management.

On-Time Delivery 95percent adherence to project schedule milestones.

Budget Control Limit cost overruns to 5 Percent of approved BOQ.

Quality: Zero major defects at handover; minimal rework.

Procurement Efficiency: 100 Percent material availability as per schedule.

Team Performance: PMs/engineers meeting weekly targets and reporting formats.

Client Satisfaction: Positive consultant/architect/co-owner feedback.

Risk Management: Early identification and resolution of delays or design issues.

Reporting Discipline: Weekly reports and Monthly KPI dashboard submitted on time.
