Manage local zoning, land use, and environmental approvals, navigating municipality requirements to secure all necessary building permits.
Consultant Selection: Solicit, negotiate, and award contracts for architects, civil engineers, MEP consultants, and legal counsel.
Design &
Value Engineering
Design Oversight: Direct design teams during schematic design through construction documentation to ensure layouts maximize yield, constructability, and market appeal.
Cost Optimization: Lead value-engineering reviews to identify cost-saving alternatives without compromising quality or functional integrity.
Construction &
Execution Management
Contractor Management: Conduct RFP/bidding processes for general contractors and trade vendors.



Negotiate contracts, scopes of work, and fee structures.
In office Supervision: Conduct regular site visits to monitor build quality, safety standards, and adherence to design specifications.
Schedule &
Budget Control:

Proactively track critical path milestones, approve monthly contractor pay applications, and manage change orders.

Commissioning &
Punch Lists:

Oversee punch list inspections, commissioning of building systems, and certificate of occupancy (CO) approvals.
Operational Transition: Coordinate smoothly with property management or sales/leasing teams for asset handover.
