Role Overview

- Volody is looking for a Legal Executive Due Diligence & Title Search with hands-on experience in conducting real estate due diligence and title verification.
- We are seeking professionals who are currently working with law firms and have a strong understanding of property laws, title investigations, and real estate documentation.
- The ideal candidate should be based in or willing to work from Bangalore or Delhi.

Key Responsibilities

- Conduct comprehensive legal due diligence for residential, commercial, and industrial real estate transactions.
- Perform title search and title verification by examining ownership records, revenue records, encumbrances, and statutory approvals.
- Review and analyze title documents, sale deeds, conveyance deeds, gift deeds, lease deeds, development agreements, and other property-related documents.
- Identify legal risks, defects in title, encumbrances, and regulatory issues, and provide practical recommendations.
- Prepare detailed Due Diligence Reports (DDR), Title Search Reports (TSR), and Legal Opinion Reports.
- Verify land records, mutation records, revenue documents, and approvals from local authorities.
- Coordinate with government departments, registration offices, and external stakeholders for document verification and record searches.
- Support clients and internal teams on real estate transactions, acquisitions, financing,



and compliance-related matters.
- Maintain proper documentation and ensure timely completion of due diligence assignments.
- Stay updated on changes in real estate laws, land regulations, and property registration practices across different jurisdictions.

Eligibility -

- Bachelor's Degree in Law (LL.B.); LL.M. is an added advantage.
- 2-5 years of experience in real estate due diligence and title search.
- Currently working with a law firm is mandatory.
- Experience handling due diligence for real estate transactions involving developers, financial institutions, or corporate clients.
- Strong knowledge of property laws, registration laws, land revenue laws, and related regulatory frameworks.
- Excellent legal drafting, analytical, and documentation skills.
- Strong communication and stakeholder management abilities.

Preferred Skills

- Expertise in preparing Due Diligence Reports, Title Search Reports, and Legal Opinions.
- Experience in conducting searches before Sub-Registrar Offices (SROs), revenue authorities, and other statutory bodies.
- Ability to identify title defects and recommend suitable risk mitigation measures.
- Solid attention to detail and analytical thinking.
- Ability to manage multiple assignments within strict timelines.
- Proficiency in Microsoft Office and legal research tools.
