Project Director (SPOC) for project execution, priorities, approvals and escalation

Functional Coordination

CES Infrastructure Cell; Architects; Structural Consultant; MEP Consultants; Interior Designers; Landscape Architect; Contractors and Vendors; Head of School / Principal (once appointed); Operations Head; IT Head; Safety Officer; Local and Statutory Authorities

Remuneration: 10 - 15LPA

Purpose of the Position

To serve as the single on-site project coordination and commissioning lead for the development of the upcoming Bal Bharati School campus at Mohali. The CDCM will plan, integrate, monitor, supervise and drive all physical development activities through completion, commissioning and operational handover.

The role will ensure that all work packages meet approved drawings, technical specifications, quality standards, safety requirements, statutory obligations, authorised budgets, project timelines and the educational requirements of the Child Education Society (CES).

Role Governance Accountability

Act as the single day-to-day on-site coordinating point for consultants, contractors, vendors and project stakeholders.

Report progress, risks, delays, quality concerns, commercial implications and decisions required to the Project Director (SPOC).

Coordinate functionally with the CES Infrastructure Cell and other designated CES stakeholders without creating parallel reporting lines.

Recommend technical, scheduling and commercial actions, but do not make contractual or financial commitments beyond formally delegated authority.

Ensure that all material deviations, variations and unresolved risks are documented and escalated promptly.

Key Responsibilities

A. Project Planning Coordination

- Coordinate all contractors, consultants, vendors and utility agencies working on the site.




- Prepare daily and weekly work plans and maintain 2-week and 4-week look-ahead schedules.
- Identify work dependencies, sequencing requirements and interface constraints before they affect progress.
- Prevent clashes between civil, MEP, interior, ICT, landscaping and specialist works.
- Resolve day-to-day coordination issues and escalate matters requiring management decisions.

B. Construction Supervision Technical Execution

- Verify site execution against approved drawings, specifications, BOQs and authorised revisions.
- Monitor workmanship, dimensions, levels, finishes, material quality and installation standards.
- Coordinate inspections, mock-ups, samples and technical clarifications before execution where required.
- Identify non-conforming work and ensure timely corrective action.

C. Interface Management

- Integrate civil, structural, electrical, HVAC, plumbing, fire, lift, interior, furniture, ICT, CCTV, PA, signage, landscaping and utility works.
- Coordinate architects, consultants, contractors and vendors so that design intent is translated into executable site work.
- Ensure that openings, sleeves, services, access provisions and equipment requirements are coordinated before closure of finishes.

D. Quality Assurance Snag Management

- Conduct regular quality inspections and maintain an updated snag and non-conformance register.
- Verify rectification of defects and close observations only after physical confirmation.
- Ensure use of approved materials and compliance with required testing and inspection procedures.
- Conduct pre-handover inspections area-wise and system-wise.

E. Schedule Progress Management

- Track daily and weekly progress against the approved project programme and critical milestones.
- Identify slippages, constraints and critical-path risks early.
- Recommend recovery plans, resequencing, additional resources or other corrective measures.
- Maintain a clear action tracker with owners and target dates for unresolved items.

Commercial Cost Coordination

- Support measurement verification for executed works and review site records supporting contractor bills.
- Maintain a variation and change register with scope, reason, status and likely cost or time impact.
- Flag quantity deviations, rework, wastage, scope gaps and potential cost overruns to the Project Director.
- Coordinate technical inputs required for commercial review, without independently approving payments or variations unless formally authorised.

G. Documentation Reporting

- Maintain a daily site diary, weekly progress reports and dated photographic records.
- Maintain drawing, revision, RFI, material approval, inspection, testing, variation, snag and decision registers.
- Record key meetings, actions, responsibilities and closure dates.
- Maintain complete documentation required for commissioning, statutory inspection and final handover.

H. Safety Site Control

- Coordinate daily safety checks, PPE compliance, housekeeping, safe access and hazard identification.
- Support permit-to-work controls for high-risk activities and specialist systems.
- Ensure immediate reporting and escalation of unsafe conditions, incidents and serious non-compliance.
- Coordinate with the designated Safety Officer and contractors for corrective action and closure.

I. Statutory Regulatory Coordination

- Maintain a tracker for project-related inspections, permissions, certificates and NOCs required for completion and occupancy.
- Coordinate documentation and site readiness for fire, electrical, lift, utility and other applicable authority inspections.
- Follow up with consultants, contractors and authorised agencies for submissions, observations and compliance closure.
- Escalate approval risks that may affect commissioning, handover or school opening.

J. Testing, Commissioning Systems Integration

- Coordinate testing and commissioning of electrical, plumbing, water, HVAC, fire, lifts, lighting and other building services.
- Coordinate commissioning of CCTV, PA, networking, ERP infrastructure, access systems.
