Realtaspaces Infra Solutions LLP is seeking a talented and experienced In-House Architect to join our Design & Project Management team. The ideal candidate will be responsible for architectural planning, design development, statutory approvals, consultant coordination, and site support for redevelopment and SRA projects.

This role offers an excellent opportunity to work on large-scale residential, commercial, and mixed-use developments while contributing to innovative, sustainable, and high-quality architectural solutions.

Position Purpose

To lead and coordinate architectural design, statutory approvals, consultant coordination, and site execution support, ensuring that all projects are delivered in compliance with regulatory requirements, quality standards, project timelines, and the Company's design vision.

Key Responsibilities Architectural Design & Planning

- Develop conceptual, schematic, and detailed architectural designs.
- Prepare design presentations, layout plans, and feasibility studies.
- Develop working drawings, Good for Construction (GFC) drawings, and detailed architectural documentation.
- Ensure designs are functional, cost-effective, and aligned with project objectives.

Statutory Approvals

- Prepare and review submission drawings for statutory authorities.
- Coordinate with liaison consultants for approvals from SRA, MCGM, RERA, Fire Department, and other regulatory authorities.
- Ensure compliance with DCPR 2034, National Building Code (NBC), Development Control Regulations, and other applicable statutory requirements.
- Support the approval process through timely documentation and revisions.

Design Coordination

- Coordinate with Structural, MEP, Landscape,



Façade, and Interior Consultants.
- Review consultant drawings for design integration and technical accuracy.
- Resolve design conflicts through multidisciplinary coordination.
- Conduct design review meetings and maintain coordination records.

Project Execution Support

- Conduct regular site visits to ensure construction is executed in accordance with approved drawings and specifications.
- Resolve site-related architectural issues and provide technical guidance.
- Review shop drawings, material samples, and mock-ups.
- Monitor architectural finishes and workmanship standards.

Documentation & Drawing Management

- Prepare and maintain architectural drawing registers and revision logs.
- Ensure proper document control and version management.
- Maintain digital archives of drawings, approvals, and design documents.
- Prepare architectural reports, presentations, and project documentation.

Quality Assurance

- Ensure compliance with architectural quality standards and company SOPs.
- Conduct design quality reviews and site inspections.
- Recommend corrective actions for non-conforming work.
- Promote sustainable and effective design practices.

Stakeholder Coordination

- Coordinate with Project Managers, Billing Engineers, Site Engineers, Quantity Surveyors, Contractors, and Vendors.
- Participate in client meetings and management review meetings.
- Support the Sales & Marketing team by providing architectural inputs, layouts, and presentation materials.




- Coordinate with legal and liaison teams on project documentation when required.

Qualifications

- Bachelor of Architecture (B.Arch) from a recognized university.
- Council of Architecture (COA) Registration is mandatory.
- Master's Degree (M.Arch) will be an added advantage.

Experience

- 5–10 years of experience in architectural design and project execution.
- Experience in Real Estate, Redevelopment, SRA Projects, Residential, Commercial, or High-Rise Developments is highly preferred.

Technical Skills

- AutoCAD
- Autodesk Revit
- SketchUp
- Lumion / Enscape
- Adobe Photoshop
- Microsoft Office Suite
- Knowledge of BIM workflows (preferred)
- Working knowledge of DCPR 2034, NBC, SRA, RERA, and MCGM regulations
