Role Overview

As a Senior Interior Designer / Project Lead, you are the "conductor" of the project orchestra. While a Junior focuses on the details of the model, you are responsible for the creative vision, client relationship, and financial health of the project. In this role, your focus shifts from doing the work to directing the work and ensuring the design translates from a concept to a high-end, functional reality.

1 RESPONSIBILITIES

1.1 Developing the overarching design narrative, including mood, materiality and spatial flow.

1.2 Guiding the work of Junior and Mid-level designers to ensure every detail.

1.3 Overseeing the design of custom millwork, lighting, and furniture that define a signature

project.

1.4 Final approval on all Furniture, Fixtures, and Equipment, ensuring they meet both aesthetic

and durability standards.

1.5 Creating and maintaining project timelines to ensure deadlines for Concept, Schematic, and

Construction phases are met.

1.6 Monitoring FF&E; costs and design fees to prevent overages. You are responsible for "value

engineering" when the design exceeds the client's wallet.

1.7 Managing the design team’s hours and delegating tasks effectively to prevent burnout while

maintaining productivity.

1.8 Reviewing bids, managing change orders, and ensuring the contractor adheres to the design

specifications.

1.9 Leading coordination meetings with MEP (Mechanical, Electrical, Plumbing), Structural, and

Lighting engineers to ensure design features are technically feasible.

1.10 Conducting regular site visits to monitor progress, resolve unforeseen architectural issues,

and ensure the quality of craftsmanship.

1.11 Leading the final walkthrough to identify and rectify any defects before the client takes

possession.

1.12 Navigating difficult conversations regarding delays, budget shifts, or design compromises.

1.13 Identifying opportunities for "add-on" services or future projects with existing clients.

2 SKILLS REQUIRED

2.1 The ability to assign tasks based on a Junior’s strengths and provide "redlines" that teach

rather than just correct.

2.2 Navigating "ego-clashes" between contractors and architects or managing a client’s

disappointment when a material is backordered.

2.3 Estimating how many "man-hours" a project will take and ensuring the team stays within the

fee proposal.

2.4 Deep knowledge of how materials join (e.g., stone-to-metal transitions, shadow gaps, and

complex millwork joinery).

2.5 Expert-level understanding of life safety, accessibility (ADA/UK Equality Act), and fire ratings

for commercial and residential finishes.

2.6 Proficiency in LEED, WELL, or BREEAM standards. In 2026, the ability to source "circular"

furniture and low-carbon materials is a non-negotiable.

2.7 The skill of reducing project costs without sacrificing the "soul" of the design vision.

2.8 The ability to present a design concept as a compelling story that aligns with the client’s

brand or lifestyle.

2.9 Persuading a contractor to fix a mistake at their expense or convincing a client to invest in

higher-quality lighting for long-term value..

3 SOFTWARE SKILLS:

3.1 Documentation: AutoCAD,Photoshop, Hi-Cad

3.2 Modeling/Design: SketchUp, Revit ( not mandatory )

3.3 Visualization: Enscape, Twinmotion, or Lumion.

3.4 Good to have : Experience using AI tools for visualisation and presentation skills

3.5 General : Microsoft office.
